Our department thrives on teamwork, and we are looking for a candidate who excels in a fast-paced, team-oriented environment. The majority of our projects are large-scale, complex commercial developments with individual project values typically exceeding $100 million. We are seeking a seasoned estimator with significant experience on projects of this magnitude—someone who can make an immediate impact. Familiarity with advanced estimating technologies is a strong plus. Position Summary The Preconstruction Estimator will be responsible for preparing detailed cost estimates based on construction drawings, specifications, and design documents. This role involves coordinating and communicating with subcontractors, clearly defining scopes of work, and contributing to the overall planning and budgeting efforts that support project success. Duties Prepare detailed estimate including completing quantity take-offs, analysis, estimate input, and studies for items incorporated in assigned scope. Prepare and assemble bids and proposals for potential projects. Lead document management for project, including receiving drawings and specifications, providing proper file structure and distribution to stakeholders. Serve as liaison with Trade partners and as point of contact for managing assigned trade partners and distributing information. Develop value analysis study including defining more cost-efficient alternatives to proposed scope. Gain full comprehension of factors required for comprehensive trade package scope including contract documents, site logistics, schedule, coordination, means and methods. Prepare scope requisitions for assigned trades as required; coordinate with project team to identify and eliminate scope gaps and overlaps. Prepare comparison analysis to previous estimate for assigned scope. Obtain and evaluate trade partner proposals relative to their scope of work, document and organize information into Bid Recording Sheet, and participate in Post Bid Review. Manage action items from Post Bid and finalize trade partner scope and make recommendations to Project Lead for bid awards. Develop Subcontract language for included scope. Other related activities, duties, and responsibilities as may be assigned. Qualifications 10+ years in large commercial project construction 5+ years in estimating large commercial projects Required High level of facility with: Excel, Bluebeam, OST or ACC Takeoff Desired Facility with: 3D quantity survey High level of attention to detail and ability to organize / distill large quantities of information Ability to communicate effectively Ability to both work collaboratively with a team, but also independently.
