Job Description:
The Estimator is responsible for helping to prepare and/or coordinate complete and accurate estimates on CM at Risk, Negotiated Contracts, and Hard Bid delivery methods. In addition, the Estimator will help prepare the proposal packages, which includes preliminary schedule, clarifications, comprehensive estimates, and quantity survey, among other project-specific documents. As a key role in our organization, the Estimator is expected to establish project objectives for the preconstruction phase, maintain liaison with prime Clients and Architects, and monitor design progress and project budget. Estimators also act as needed to ensure project goals, objectives and initiatives are met in alignment with the mission, vision, and values of DA Everett.
Essential Functions :
Collaborate with the operations team, owners, designers, and subcontractors to ensure the design phase (conceptual / schematic / design development / construction) is completed accurately and on time with acceptable GMP. Work with Project Leadership team to ensure accuracy of cost estimates, scopes of work and schedule requirements Identify and effectively manage owner expectations during the preconstruction phase. Responsible for the development of viable cost options and value analysis in all building systems with a thorough understanding of the inter-relationship of building systems and their impact on the overall project budget, design, quality, and life cycle. Responsible to accurately participate in all aspects of estimating, constructability, and value analysis, including the timely management of take-off functions, subcontractor bid solicitation, estimate maintenance, and final deliverables. Help assemble the estimate including general conditions, special conditions, insurance, and bonds. Prepare and analyze cost models during the Design Development and/or bidding period. Assure that estimates, including general conditions, are accurate, complete and reflect the actual requirements of the project. This includes assuring that there are an adequate number of qualified and financially sound subcontractor proposals received and evaluated. Assure that potential risk factors have been evaluated and reviewed with senior management (i.e., Peer Review, if required, contract bond authorization, contract review, insurance review, etc.) Prepare bid packages, obtain bids from subcontractors and material vendors, and analyze bids from subcontractors and material vendors. Assure that an adequate and proper number of documents are available for estimating the project. Coordinate the assembly of the preconstruction material for presentation purposes to the Owner (i.e., Design Development estimates or Guaranteed Maximum Price (GMP) booklets, etc.). Review subcontracts and major purchase orders, prior to issuance to the subcontractor, for compliance with the documents and the estimate. Visit on-going projects to verify status of estimate versus project status, meet with the project operations team, view work in place for experience and comparison to the estimate. Proactively identify and solve problems to minimize risk. Keep current on changes and trends in methods of construction and materials, construction costs, wage rates, fringes and working rules. Identify and qualify new material suppliers and subcontractors and place it into subcontractor database. Initiate and maintain liaison with client and A/E contacts to facilitate successful preconstruction process. This includes attending client-initiated meetings and ceremonial events. Identify new work opportunities and inform Marketing of potential projects with current clients. Familiar with all Policies and Processes as it relates to this position. Support and implement the company’s Project Quality Processes. Actively participates in internal team(s) that focus on continuous improvement of the business. Participate in training opportunities to increase technical and leadership competencies. Promote and support good internal and external relationships throughout all divisions and departments of DA Everett and with clients and the public.
Requirements:
B.S. in Construction Management, Engineering, or related field preferred and 2 – 5+ years of experience. Depending upon the project size, scope, and complexity the years of experience may vary.
