Job Description

Construction Estimator Capital Asset Development / Bluecrest Homes Surf City, NC 28445

Job Summary:

The Estimator assists in preparing detailed cost estimates and bid proposals for construction projects, working under the guidance of Construction & Cost Manager. They will work closely with many other professionals including consultants, contractors, accountants and operations personnel to provide the most accurate and comprehensive financial and budget analysis. They will assist in analyzing project plans, gathering information on labor costs, material prices and project timelines.

Duties/Key Responsibilities:
Data Collection and Analysis:

Analyzing requirement documents, blueprints and project plans to gain a thorough understanding of the project. Gathering information on labor costs, material prices, and project timelines.

Blueprint and Specification Analysis:

Analyzing project plans and specifications to identify material and labor requirements.

Quantity Takeoffs:

Performing quantity takeoffs from project drawings to determine the amount of materials needed.

Pricing and Cost Estimates:

Determining what factors of production will influence the cost of a service or product. Applying material unit prices, labor productivities, and subcontractor quotes to develop cost estimates. for any project Preparing material and labor cost estimates for the product or service.

Bid Proposal Support:

Supporting the preparation of bid proposals and presentations for clients.

Bid Document Management:

Assisting with bid document control, including archiving, organizing, and maintaining bid information.

Subcontractor and Vendor Liaison:

Developing and maintaining relationships with company vendors and contractors. Contacting and soliciting competitive pricing from subcontractors and vendors.

Site Visits:

Attending preliminary site visits with senior staff to gather relevant information.

Database Maintenance:

Supporting, compiling and recording actual costs including the maintenance and updating of subtrade and material databases.

Skills and Qualifications:
Basic Knowledge of Construction:

Understanding of construction industry practices and principles related to bid preparation. Ability to read and interpret technical documents.

Estimating Software Proficiency:

Proficiency in mathematics, statistics and data analysis. Computer literacy and proficiency in MS Office products. Experience with Buildertrend and/or other construction project management systems is preferred. Working knowledge of Buildertrend is preferred.

Communication Skills:

Ability to communicate effectively with subcontractors, vendors, and other stakeholders. Excellent written communication, interpersonal skills, report writing and strategic planning skills Attention to
