Position Summary:

The Estimator is a key member of the Commercial Construction team, responsible for developing and managing project budgets throughout the Preconstruction process. This includes performing detailed plan take-offs, preparing cost estimates, developing scopes of work, soliciting and analyzing subcontractor bids, and providing value engineering input. The Estimator also supports Project Managers with administrative tasks, maintains bid records, manages subcontractor relationships, and oversees the pre-qualification of new trade partners. Strong communication, analytical skills, and industry knowledge are essential to success in this role.

Key Responsibilities :

The responsibilities of the Estimator include, but are not limited to: Plan Reading, Analysis & Management Accurately navigate and extract key information (e.g., quantities, areas, dimensions, material lists) from construction plans and schedules, organizing data for reference and future use. Demonstrate a comprehensive understanding of the scope and complexity of work as outlined in civil, architectural, structural, MEP, and other related plan sets and specifications. Use industry-standard software, such as Bluebeam or equivalent tools, to effectively document and manage all construction plan details. Maintain a well-organized and up-to-date Drawing Log to track plan set changes, revisions, and version control. Conceptual Estimating Develop and maintain the Commercial Construction Actual Cost Database by exporting, organizing, and summarizing cost data from project management software. Generate early conceptual budget estimates by identifying comparable historical projects and applying adjusted actual cost data to forecast future construction costs. Build comprehensive, line item-based budget estimates by applying historical unit costs to take-off data and support the top 10-15 highest-risk line items with preliminary subcontractor proposals. Scope of Work Development Schedule and lead internal development meetings to define and document a comprehensive scope of work. Prepare detailed breakout cost estimates by applying verified rates (e.g., labor hours, crew sizes, materials, equipment) to estimated quantities or durations; coordinate with subcontractors to obtain current labor rates and material pricing as needed. Subcontractor Solicitation & Communications Maintain an up-to-date commercial subcontractor bid list and strategically develop project-specific bid lists prior to RFQ distribution. Prepare and issue Bid Invitations; assemble comprehensive subcontractor Bid Packages that include detailed scopes of work and references to relevant plan details and specifications. Keep subcontractors informed of all project updates and addenda throughout the bidding process. Respond to subcontractor inquiries, generate RFIs for the design team as needed, and follow up regularly to ensure timely submission of quotes and proposals. Establish and communicate clear RFQ due dates; track submissions and create bid leveling spreadsheets to ensure consistent, “apples-to-apples” pricing comparisons. Follow up on incomplete submissions and request any missing information from subcontractors. Review developed cost estimates and collected pricing with the Director of Preconstruction and assist in finalizing comprehensive project budget estimates. Construction Support & Other Responsibilities Attend weekly staff meetings and provide updates on the status of ongoing assignments. Support Commercial Construction Project Managers in finalizing Subcontract Scopes of Work and Schedules of Values, typically derived from the Estimator’s RFQ documentation. Collaborate with the Director of Preconstruction to compile project hand-off documentation once a construction budget is finalized; attend and/or lead project hand-off meetings. Participate in all project close-out and review meetings with the Preconstruction Team. Other duties as assigned.

Desired Skills:

Bachelor’s Degree, preferably in Civil Engineering, Construction Management, Architecture, or related field. AutoCAD experience. 5+ years commercial construction experience. 3+ years estimating and project management experience on projects $1M and above. 1+ years in-house design experience. Well-organized and self-motivated. Exceptional verbal and written communication. Working knowledge of Excel spread sheets, and Word processing programs. Ability to take off material quantities from a set of

SD, DD & CD

documents and present information that is organized, thought out and easy to follow. Knowledge of the contents of each CSI section. Ability to read & interpret blueprints in order to understand the scope of work at SD, DD and CD phases of design. Ability to coordinate construction document plans, details, and specifications.
