Job Summary:
The Preconstruction Takeoff Specialist is responsible for preparing detailed quantity takeoffs and assisting in the early-stage budgeting and planning of construction projects. This role plays a critical part in ensuring that project estimates are based on precise, clearly documented data. The ideal candidate is highly analytical, organized, and proficient in takeoff software and construction drawings.
Key Responsibilities:
Perform accurate and comprehensive quantity takeoffs using digital toolsAnalyze architectural, structural, and MEP drawings to determine material quantities and scope of work Work closely with estimators, project managers, and subcontractors during preconstruction Assist in the preparation of conceptual and detailed cost estimates Maintain an organized library of takeoff templates and project data for future reference Ensure all takeoff data is properly documented and traceable Review and verify subcontractor quantities and scopes as needed Support value engineering and cost-saving initiatives through data-driven insights
Qualifications:
2+ years of experience in construction estimating, takeoffs, or a related preconstruction role Proficiency with takeoff and estimating software such as Bluebeam Revu, PlanSwift, OST (On-Screen Takeoff), or similar Strong understanding of construction documents, drawings, and specifications Familiarity with CSI divisions and general construction practices High attention to detail with strong organizational and analytical skills Ability to prioritize multiple projects and meet tight deadlines Strong communication and teamwork abilities
Preferred Qualifications:
Associate’s or Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field Experience with Hover, BIM, Revit, or 3D modeling for quantification is a plus Knowledge of local building codes and construction methods
