Manager, Preconstruction Position Summary Under general direction, the Preconstruction Estimator is responsible for the support and coordination of preconstruction activities including conceptual estimating, design assist and design-build management. A key player in the coordination and delivery of the preconstruction phases of the project. This position will work closely with the Preconstruction Management team based in Nashville, TN while directing communication and site-level activities with architects, engineers, trade partners, and internal stakeholders under light supervision. Essential Job Duties and Responsibilities Partners with construction team to create and verify project cost estimates, field measurements, detailed scope of work and sketches for clarification, qualification and thoroughness.
Assists with the preconstruction strategy meeting on the approach to the project or estimate.
Assists and guides the GMP Estimate Roll-Up and cost guidance models for various key project inputs.
Provide innovative solutions to complex issues as they arise related to cost, lead-times, vendors, and/or specified products or materials.
Produce progress estimates at design milestones, evaluate material and system costs, review document progress and coordination, build and maintain vendor relationships.
Coordinate and assure that a preliminary construction schedule has been developed for each estimate. Assist in preparing subcontractor bid lists and send Requests for Proposals to subs.
Assure that the estimates, including general conditions, are accurate, complete, and reflect the actual requirements of the project. Support value engineering sessions with the project team and design team.
Assure that potential risk factors have been evaluated and reviewed with leadership.
Maintain up to date cost of material, labor, and desired profit margin for use in creating estimates. Review and provide insight on estimates and schedules prepared for assigned projects. Aid in the Pre-Qualification for vendors as it relates to the project.
Provide clear scopes of work, detailed instruction to bidders and comprehensive bid packages to all vendors.
Assist in reviewing and evaluate bids and proposals from vendors.
Make vendor recommendations to the project team.
Support the transition meeting between the project operations team and the preconstruction team and coordinate the follow-up meetings.

Minimum of 3 years of experience in construction, with at least 2 years in multifamily construction and thorough knowledge of multifamily trades is preferred.
Energetic, can-do attitude, forward-thinking leader, and strong ability to multitask. Strong knowledge of the various building types (I-V) and the costs associated with each.
Experience reviewing a/e drawings at various stages of
SD/DD/CD.
Must be a collaborative and passionate advocate for our customers (internal stakeholders), empowering and informing them throughout the project.
Ability to look beyond the information that has been given, to ask the right questions and work to provide a complete project cost evaluation. Knowledge and understanding of unit costs and the factors that affect construction costs.
Familiarity with reviewing prime and subcontract construction contracts and a/e contracts. Minimum Qualifications Bachelor’s degree in Engineering, Construction, Manufacturing, Accounting or a related discipline preferred. 3+ years experience in preconstruction.
