Purpose:
The Project Manager (PM) is responsible overall management direction of multiple construction projects (plans, budgets, schedules, organizes, and controls assigned projects). Maintains close contact with clients, and monitors construction and financial activities to ensure proper project completion. This position may be an on-site manager for large, complex projects. The SPM should lead by example and uphold the mission and values of R.C. Construction Company. The Project Estimator serves as a vital function in the growth of the company. Responsible for accurately calculating the total costs associated with a construction project. Review subcontractor bids to choose the most cost effective and quality option.
ESSENTIAL JOB FUNCTIONS
•RC will gladly provide a reasonable accommodation to assist Project Managers in performing these essential job functions so long as it does not create an undue burden. Initiate and maintain liaison with owners and other contacts to facilitate project
Oversee and provide guidance on projects to Project Managers and
Work with directors, superintendents and foremen to plan, organize and direct activities related to construction projects.
Lead and/or assist with estimating potential projects
Establish project objectives, policies, procedures and performance standards within boundaries of company policy and contract specifications. Confer with supervisors and foremen to discuss such matters as work procedures, complaints and construction
Monitor and control project through administrative direction of on-site foremen to ensure project is completed on schedule and within
Investigate potentially serious situations and implement corrective
Represent company in project meetings and attend strategy
Work with contract administrator to manage financial aspects of contracts to protect company’s interest and simultaneously maintain good relationship with the
Procure supplies and materials to complete
Interpret and explain plans and contract terms to administrative staff, workers and
Update job reports including work progress, costs and scheduling
Work with field operations to assign workers to construction sites to work on specified
Proactively develop relationships with the subcontractor
Possess a thorough understanding of contractual agreements with clients, vendors &
Ensure that every project is managed to maximize customer satisfaction
Ensure project quality control plan is in effect and followed
Ensure punch list is completed to the customer’s satisfaction
Submit project change orders to clients
Complete cost reports within scheduled timeframe
Ensure job processes are followed in accordance with policy
Proactively monitor the progress of the project through updated schedules
Assist the project staff in resolving scope problems withsubcontractors
Review and ensure that the safety plan is in place prior to starting work
Ensure that the field staff is administrating the safety plan
Submit projects for industry awards as appropriate
Gathering general information and requirements on potential projects
Prepares construction budget by studying plans and/or specifications for quantity of work needed by using mathematical formulas and historical cost knowledge to determine final cost of project
Keeping track of subcontractors’ bid status
Prepare scope comparison sheets for subcontractor/vendor proposal comparison
Identifying qualified subcontractors and evaluating and negotiating prices
Resolves cost discrepancies by collecting and analyzing information
Maintains quality service by following organization standards
Contributes to team effort by accomplishing related results as needed
Perform accurate, detailed takeoffs for multiple scopes of work
Read and interpret takeoff reports provided by estimating/engineering team
Work with project management team for cost to complete projections for projects under construction
EDUCATION AND OTHER REQUIREMENTS
Possess a bachelor’s degree with a concentration in Business, Construction, Engineering or Architecture
Must possess a minimum of 5 years of construction management experience or comparable skills in a related field
Airfield concrete pavement estimating experience is a plus
CPE certification is a plus
Adept in mathematics and keen analytical skills
Experienced administrative professional who is dependable and highly organized with business maturity, discretion, enthusiasm, and a positive attitude
Technologically literate with strong computer skills including familiarity with Microsoft Word and Excel
Agtek experience or other heavy civil takeoff software
Timberline Estimating software experience
Sage Estimating preferred
On-Screen takeoff experience
Excellent written and verbal communication skills
Must know Microsoft Office programs
Experience with Primavera, Procore, Sage Accounting, RMS, and Smartsheet is preferred
Must be self-motivated and punctual
Must be able to manage multiple tasks and have excellent follow-up skills both internally and externally
Must be professional and polished in appearance and speech
PHYSICAL DEMANDS
Must be able to sit for long periods of time
Ability to frequently repeat the same movements with arms, hands, wrist, and fingers. (Use fine manipulation, frequent to constant traditional keyboarding)
Use fingers to grasp, move, or assemble small objects
Ability to seldomly lift < 50lbs
Ability to reach overhead, at or below the shoulder
Ability to see details of objects that are less than a few feet away
Understand the speech of another person
Speak clearly so listeners can understand
Ability to focus on one source of sound and ignore others
WORK ENVIRONMENT
Employee will be required to wear personal protective equipment as needed to perform job tasks
Employee is regularly exposed to loud noise, dust, airborne particles, fumes, and various types of smells
Employee is regularly exposed to moving mechanical parts, vibration, and high precarious places
Employee is regularly exposed to a variety of inclement weather conditions such as: cold, wet, hot, and/or humid conditions
