We are looking for an experience floor technician.
Responsibilities:
Responsible for the daily maintenance of floors in the facility including ancillary areas. Refinishes and maintains vinyl flooring, maintains ceramic tile floors and cleans carpeted areas. Performs a variety of other housekeeping duties as needed including cleaning of patient areas and duties as assigned. Operates cleaning equipment such as manual and electric wringers, vacuum, burnisher, scrubber, polisher, and carpet extractors. Sweeps and mops floor areas, vacuums carpets, spot-cleans carpets and furniture using appropriate solutions, and arranges furniture and equipment in an orderly fashion after cleaning assigned area. Properly cleans and stores equipment Returns unused supplies to janitor closet. Cleans equipment and ensures all items are replaced in an orderly manner. Reports any equipment that is malfunctioning, or needs preventative maintenance. Arranges furniture for meetings, workshops and community affairs.
Experience:
Two years of floor care / refinishing experience with the ability to operate burnishers, scrubbers and carpet extractors. Must be at least 18 years of age. Healthcare cleaning experience required. Hours are flexible Maintenance Assistant Essential Job Functions Must be able to think and solve problems independently and as a team. Troubleshooting skills a must. Perform daily building inspections which will include the repair and/or installation of many items, such as and not limited to: Concrete, electrical, plumbing, tile, HVAC units. Wheelchairs, electric Hospital beds, building construction, etc.. Standardize the methods in which work is accomplished. Coordinate daily maintenance services with other departments as needed, including painting. Ensure that maintenance schedules are followed as closely as practical. Interpret department policies and procedures Ability to operate a variety of electrical and cordless hand tools, saws, gas powered devices. Considerable amount of time spent standing and/or walking. Some climbing, kneeling, crouching, bending, stretching, on knees, crawling and balancing. Create and maintain an atmosphere of warmth, personal interest and positive emphasis, as well as a calm environment throughout the facility. Receive work orders via electronic or in document form and complete in timely manner Daily rounds within the facility to ensure exits, main corridors and halls are kept free of obstructions. Monitor building temperatures with WIFI devices throughout facility and temperature testing devices. Maintain AHCA regulated temps at all times May be asked to Participate in AHCA, OHSHA, DOH and NFPA Inspections Endure outside areas are kept clean and free of any safety hazards. Complete maintenance PM’s as they become due. Check cooling towers for proper water levels. Check running conditions of all pumps and fans associated with this equipment Ability to work on the rook while inspecting exhaust fans, Air handlers and fresh air machines Other Maintenance Assistant Job Functions Perform Daily water testing for hardness in boiler room. Perform daily conductivity testing for both boilers. Blow down boilers to adjust conductivity. Keep conductivity within range. Maintain all steam condensate lines from boiler and heat exchanger systems Monitor water levels and pressures in both boilers and both chillers. Adjust accordingly. Organize maintenance shop and inventory parts and supplies.
