We will supply all paint material and train you if needed. The job is paid per job, so you have to be willing to grind. Listed below is our scope of work to give you a detailed description of what our job entails. 1. Service provider shall provide all paint, caulking, sundries, tools and equipment as required per the detailed scope of work. Painting can be performed by utilizing a mechanical paint sprayer or by utilizing a roller and brush method 2. Service provider shall provide finish coats that are compatible with prime paints used. Provider shall fill in all holes and spots repair all drywall and plaster under a total of 32 sq. ft. and will include re-texture of the affected areas if required. Any repair area larger than 3 sq. inch. Shall be back-primed before paint. All repairs are to match existing texture 3. Provider is responsible for ensuring that any paint or stain applied is placed in accordance with that manufactures stated guidelines with special 4. Provided shall not water down or thin any paint or stain except in accordance with manufactures label directions. Ll paint and stain applied by the provider shall remain in its origanl packaging and the labels should be clearly visible 5. Provider acknowledges that the Property Manager maintains the right to hae the materials and method of application provided by the provider tested at any time throughtout the course of the work. In the event that applications or materials are found to be unacceptable, the provider shall repair or replace the work to the Property Manager’s satisfaction at no additional cost to the Property Manager. Provider may also be held liable for any additional testing that may be required to ensure contract compliance. 6. The provider shall not deviate or provide “

” material substitutes unless, expressed written consent is provided by Property Manager. Should the provider use a material other than the specified material, provider shall be held liable for all costs incurred to re-paint or re-stain the affected areas with the specified materials 7. Provider shall ensure that all paint installed, regardless of the number of coats specified, shall be applied in such a fashion that the surface receiving the paint shall be fully covered with a paint film that is of uniform finish, color and appearance, to the satisfaction of the property manager. In the event that full coverage is not achieved by the painter’s initial application, then the painter shall re-apply the material until the installation is considered acceptable at no additional charge to the Property Manager 8. Provider shall clean all overspray, paint dust and any other imperfections caused by the application of painting or patching. Provider shall annotate with the Turn Inspector all over sprayed items before the commencement of work. 9. It is the responsibility of the provider to ensure that all paint touch-ups match the paint originally installed by the provider. In the event that a problem occurs regarding the failure of the paint to match during the touch- up, the provider shall bear any costs incurred to correct the problem including the cost of repair to any related trades installations 10. Provider shall submit, in writing, a list of all products and their manufactures hat the provider intends to use, including identifying product names and catalog numbers. The provider shall provide an 8oz. container of touch-up paint of all types and colors used in the home. The container shall be labeled with type, color, and shall be left on the kitchen counter at the completion of the painting 11. Provider acknowledges that the following areas shall be properly prepped and painted per scope of work. Please note that this list is meant to be all- inclusive. Any other items, as listed on the pricing sheet, shall be considered IDIQ work and shall be invoiced by utilizing a properly executed CO as defined in section A. 1.7: a.) All interior walls and spaces to include closest, laundry rooms, and storerooms. Some of these rooms may be located outside the actual home in separate rooms. Garages will be painted if they have been previously painted. All painted surfaces will be properly prepped and painted as per industry standards b.) All interior and exterior doors, fronts, and backs, to include main entry doors, exterior storeroom, utility rooms and laundry room will be prepped and painted. All exterior doors shall be painted using exterior enamel. c.) All door casings, moldings, windows, and window trim shall be prepped and painted d.) All base boards and crown moldings throughout the interior shall be prepped and painted e.) All steps and stairways inside the home shall be painted if they have previously painted and they are not carpeted f.) All entry ways, foyers, Florida rooms, sun rooms, and patios shall be painted if they are fully enclosed and protected from the elements 12. Ceilings will be painted as needed. The turn manager or inspector will determine the requirement. Ceilings will be considered IDIQ work and invoiced by utilizing a properly executed CO as defined in section A.1.7. Basement walls and floors will also be considered IDIQ work. 13. All seems between adjacent materials will be caulked. An example would be the base and casing next to walls along with closet shelving, cabinets, chair rail, crown mold, etc. Old caulking will be removed and re-applied at all areas where gaps exist between similar or dissimilar materials. All caulking will be replaced in all locations according to industry standards 14. Provider shall not paint over efflorescence, dirt, dust, rust, chalk, scale, grease, oil, moisture or conditions otherwise detrimental to formation of a durable paint finish. Provider shall perform preparations and cleaning procedures in accordance with paint manufacturer instructions 15. Provider shall caulk all base moldings to vinyl floor and caulk at all joints between the tile and the bathtub, and the corners shall be sealed with a Property Manager approved latex caulk 16. The provider shall caulk the interior of the windows at the head, jambs, under the windowsills and sill where the window flange meets the studs and the drywall 17. The painted finish work shall be free of brush marks, streaks, run laps, holidays or any other unsatisfactory finish, to the satisfaction of the Property Manager. Spot painting will only be allowed when the touch-up spot will blend into surrounding finish invisible to normal viewing. 18. Provider must protect all finish hardware, cabinets, tops, light fixtures, tile, vinyl, tubs, mirrors, windows, French doors, sliding glass doors, electrical, TV, phone outlets, plumbing fixtures, appliances, etc. from being painted in the event that provider paints any of the above items, they will bear all of the cost incurred to clean the painted items to an acceptable standard or if necessary, replace them. 19. Electrical devices, windows, unpainted HVAC vents, hardware, thermostats, smoke detectors, and other items in place at the time of painting, shall be either taped or covered with protective materials to avoid paint getting on these items. Clean up of paint or caulking from these items will be the responsibility of the provider. The provider shall replace all doors, fixtures, plates or hardware that have been removed for painting purposes. 20. Overspray and paint splatters shall be cleaned using the proper method so as not to damage the finish of the affected surface. 21. Special care will be given to fire suppression systems. Any sprinkler head that gets painted will be replaced at the provider expense. 22. All window blinds will be re-installed and lowered upon completion of work. 23. All lights be turned off prior to leaving the unit each day and at completion of the work 24. All keys will be returned to the Property Manager’s office or put in a lock box on the front door of the house. The provider is responsible for securing the units at the conclusion of each workday and or when the units are left unattended. A fee of $25.00 per unit will be assessed for each unit left unsecured after hours. In addition, $10.00 will be deducted from the invoice every day past the due date. The due date will be 3 business days after the house is given to the contractor 25. Provider shall follow appropriate Lead Safe Work Practices during the performance of work. 26.
HAZARDOUS MATERIALS
– At no time shall the provider leave painting compounds or other hazardous material containers unattended on the property. All hazardous materials shall be stored in appropriate containers. Any hazardous waste that is generated by the provider shall be removed from the property by the end provider is not authorized to utilize Property Manager’s trash bins as a method of removing or disposing of hazardous waste. Any hazardous waste that is generated by the provider shall be removed from the property by the end of each business day. In the event a spill occurs, the provider shall immediately notify the Property Manager’s designated agent.
