Job Description

The Plumber assembles, installs and repairs pipes, fittings, and fixtures of heating, water, and drainage systems by performing the following duties. This position is part of the general maintenance and construction department that supports the ongoing maintenance of the park. As such the Plumber may be asked to work on, evaluate and perform maintenance on basic items that are slightly outside of general plumbing activities.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Additional duties may be assigned. Management retains the discretion to change or add to the duties of this position at any time. Install and repair plumbing fixtures such as sinks, commodes, bathtubs, water heaters, hot water tanks and boilers, water fountains, garbage disposal units, dishwashers, and water softeners
Cut and thread pipe, assemble and installs valves, pipe fittings, and metal pipes
Bend pipe to required angle either manually or with machine
Join pipes by use of screws, bolts, fittings, solder, plastic solvent, and caulk joints
Provide repairs on PVC, copper, cast iron, ductile iron, and galvanized pipe to include Pex and ProPress compression applications.
Repair and maintain plumbing by replacing washers in leaky faucets, mending burst pipes, and opening clogged drains
Operate powered drain line and sewer rods, hydro jetter cleaners, and sewer cameras.
Determine cause of underground water/sewer leaks and make or coordinate necessary repairs
Determine whether system is leaking by use of pressure gauges
Study building plans and working drawings to determine work aides required and sequence of installations and ensure that any changes or updates are noted on drawings for “as-built” record and future reference.
Follow standard checks and preventive maintenance practices to evaluate plumbing, equipment, and systems throughout the property including lift stations and pumps, irrigation systems, and ensuring proper maintenance and evaluation to prevent issues
Provide technical expertise in lower water consumption
Locate and marks positions of pipes, pipe connections, and passage holes for pipes in walls and floors, ensuring proper documentation and communication for record and future reference.
Cut openings in walls and floors to accommodate pipe and pipe fittings and ensure that once work is completed the openings are repaired to standard.
Operate construction excavation equipment, i.e. Mini-Excavator, Ditch Trencher, Skid Steer Loader.
All other duties as assigned

SKILLS & QUALIFICATIONS

Must read, write, and speak the English language
Must be at least 18 years of age or older
Must be able to maintain a good working relationship with coworkers
Must understand volume and water flow rate calculations
Must understand irrigation systems and repairs
Must have experience with commercial and residential installation for new construction
Must have experience with code compliance and inspection
Must have a working knowledge of mixing valve rebuilds, recirculation, pumps, backflow devices
Must have a working knowledge of sewer lift stations maintenance and troubleshooting
Must have experience working with main water service lines up to 8″
Must have experience with material take off and procurement
Must have three to five years of progressive experience EDUCATION and/or

EXPERIENCE

Journeyman work level experience required
High school diploma or equivalent education required
One year certificate from a college or technical school preferred
Minimum of 5 years of experience in commercial construction required
Minimum of 5 years of experience in residential construction required
Minimum of 7 years of experience in commercial/residential hot water heaters required

CERTIFICATES, LICENSES, REGISTRATIONS

Must possess and maintain a valid driver’s license
Plumber’s Schooling or License a plus
