Negotiation Full Job Description Position Summary:
A well-established residential homebuilding company is looking for a motivated and detail-oriented Purchasing Agent to join our team. The ideal candidate will bring purchasing experience, strong organizational skills, and a proactive approach to sourcing goods and services that align with company standards and project goals.
Key Responsibilities:
Research and evaluate suppliers, products, and services to ensure alignment with project requirements. Source, pre-qualify, and manage a reliable network of cost-effective suppliers and trade partners. Monitor and manage option costs and pricing to stay competitive while meeting profit margin targets. Coordinate lot starts and verify the accuracy of unit costs before release. Maintain project budgets, ensuring accuracy and cost control throughout each phase. Enter and update direct costs in the budgeting system; monitor for discrepancies or changes. Request and review proposals, negotiate terms, and secure pricing from vendors and trades. Generate and manage purchase orders to support timely project execution. Maintain accurate records of purchasing transactions, including orders, receipts, and payments. Build and nurture long-term relationships with trade partners and suppliers. Prepare and present cost reports and variance analyses for internal review.
Qualifications:
Bachelor’s degree in Construction Management, Business Administration, Supply Chain Management, or a related field, or equivalent experience. 2-3 years of purchasing experience in the homebuilding or construction industry. Experience with Newstar and Build Pro software preferred. Proficiency in Microsoft Office Suite. Strong negotiation, communication, and interpersonal skills. Highly organized with strong research and analytical skills. Able to manage multiple tasks and meet deadlines independently.

Salary:
