Position supervises and coordinates activities of skilled trades workers engaged in maintaining and repairing equipment, structures, utility systems, buildings, and grounds at assigned jobsite. The CMM shall be responsible for the performance of the work. The CMM shall have full authority to act for the contractor on all task order matters relating to daily operation of this task order. The CMM may be triple-hatted as the Quality Control Manager and L2 SSHO. This position is a full-time position, and applicant is also required to assist in emergencies relating to the operation and repair of clinic equipment and may need to respond to calls 24/7.
Essential Duties and Responsibilities:
Provides leadership to a maintenance team consisting of HVAC mechanic/s, Stationary Engineer, Plumber, General Maintenance and General Clerk. Coaches, motivates, and engage work teams to accomplish operational objectives. Responsible for ensuring timely and accurate delivery of all required Government and Company reports/deliverables Effectively manages maintenance operations necessary to execute all scheduled maintenance and unscheduled maintenance events described in the PWS within established regulatory requirements. Responsible for assigning work orders, staff duties, and reviewing all corrective and preventative maintenance for proper documentation. Manages and supervises work orders to ensure timely, accurate, and effective completion and documentation. Responsible for the Site Safety Program, which includes assisting in writing of the Accident Prevention Plan, creating Activity Hazard Analysis and safety training for employees and subcontractors. Responsible for negotiation and coordination of all required subcontractor and vendor services Responsible for effectively managing various subcontractor disciplines to ensure compliance with scope of work, safety, environmental and quality control Assists in the development of scopes of works (SOWs); developing cost estimates; soliciting proposals from subcontractors; initiating project work; inspecting work; ensuring work is completed in accordance with the SOW and that all work is completed with quality and in a workmanlike manner. Responsible for ensuring procurement all parts, supplies and materials required for contractual compliance and operational fulfillment Performs HR duties to include but not limited to leading selection efforts in coordination with HR Manager to successfully hire and train a first-rate team, terminations, manage employee schedules, employee discipline, performance reviews, conflict resolution, etc. Participate in long range planning of facility maintenance improvements. Serves as the subject matter expert for the contract Perform other duties as assigned.
Knowledge, Experience and Skill Requirements:
Experience in government contracting desired. Certified Healthcare Facility Manager (CHFM) certification is desirable Minimum three (3) years’ experiences in a business occupancy medical facility operations and maintenance and minimum. Minimum five (5) years’ experience servicing and/or renovating commercial buildings Minimum five (5) years’ experience in supervising a diversified work force Must obtain OSHA 30-hour Certification within 30 days of hire or have current certification Must obtain
EM 385-1-1
40-hour course certification within 30 days of hire or have current certification Be familiar with the various codes and standards such as TJC, NFPA, EPA, OSHA, and
EM385-1-1
codes and standards. The CMM shall be physically, medically qualified for performing the duties to which they are assigned The CMM, in accordance with the EM 385-1-1, shall consider, at a minimum, personnel strength, endurance, agility, coordination, and visual and hearing acuity The CMM shall meet the physical requirements for specific job tasks and hazards as required by the EM 385-1-1, the position, the job description, the contractor’s Activity Hazard Analysis (AHA), and applicable federal requirements Proficient in Microsoft in Microsoft Office Suite to include MS Word, Excel and Power Point Strong written and oral communication skills in English Must have a valid driver license with a good driving record
