POSITION DESCRIPTION

The Contract Processor II position is responsible for the timely and accurate preparation and processing of contracts and all ancillary documents necessary to secure any type of sale. Additionally, this position is responsible for the daily update of demographic, sales personnel, and marketing information. This position is also responsible for the verification of all deed, exchange program activity and financial information to ensure the integrity of applied equity and owner information.

ESSENTIAL DUTIES AND TASKS

Responsible to ensure contract office is ready to facilitate the procurement of sales on a daily basis. These tasks include but are not limited to starting of computer systems to ensure operation, providing reference sheets to sales, and when necessary, assisting sales with price freeze certificate and equity lookups and assist with more complex equity sales. Performs data entry for contract preparation, processing and printing for both Sales contracts and Latitudes contracts. Conducts deed verifications, usage and exchange verifications, and delinquency verifications; prepares documents for property transfers. Collects and posts outstanding balances for mortgages and Condo Association receivables in various software applications. Assists management with training. Performs a pre-closing audit, a post-closing audit, and a final audit to ensure all contracts are within processing guidelines. and ready to be submitted for recording. Prepares and processes corrective documents. Provide notary services as needed. Processes daily Sales deposits and runs reporting to ensure new revenue received balances with system information. Create bank and corporate files for distribution. This job description in no way states or implies that these are the only duties to be performed by the employee in this position. EDUCATION AND/OR EXPERIENCE

High School Diploma or GED equivalency required. Minimum of 6 months contract preparation experience required. Minimum of 6 months cash handling experience required.

CERTIFICATES, LICENSES, REGISTRATIONS

Notary preferred.

QUALIFICATIONS

Must be able to work weekends and late shifts as needed. Must be able to multi-task. Excellent communication skills. Excellent cash handling skills. Must be able to type 40 WPM. Must possess knowledge of Microsoft Word, Excel, Outlook. Must be detail oriented and well organized.

PHYSICAL DEMANDS

While performing the duties of this job, the employee is regularly required to stand; walk, sit; use hands and finger, handle or feel; reach with hands and arms; talk and hear. The employee is required to stoop, kneel, crouch, or crawl. The employee must occasionally lift and/or move up to 25 pounds. The employee must be able to drive to and from locations throughout the area. Specific vision abilities required by this job include color vision, and ability to adjust focus. WORKING CONDITIONS

While performing the duties of this job, the employee may be exposed to noise and fluctuations in temperature. The Contract Processor must be flexible to adapt to immediate changing situations and environments based on team and guest needs.

WORK SCHEDULE

Must be flexible as needed for business operations, including weekends and holidays. Schedule/shift may vary based on business needs.
