The Contract Specialist will oversee the entire contract lifecycle, from consolidating all initial information to execution and compliance, ensuring contracts align with company goals and minimize risks. This individual drafts contract reviews, proposes changes, and facilitates discussions to ensure all parties are in agreement. The Contract Specialist ensures contracts comply with company policies, regulations, and laws while identifying and mitigating potential risks associated with contracts. He/She manages the administrative aspects of contracts, including drafting, storing, organizing, and retrieving them, while ensuring contracts are properly documented and that all approvals are obtained. The contract specialist must be technically proficient with Microsoft software, Adobe Pro, DocuSign and possess exceptional leadership and communication skills, and must be willing and able to set a consistent example of leadership skills and demonstrate a professional demeanor. Ability to work well in ambiguous or changing situations. Essential Functions Prepare contract agreements with appropriate terms and conditions to ensure timely and accurate contract approval and execution times. Maintain exceptional records for correspondence and documentation in relation to executed and pending contracts. Communicate and present project progress with respect to contractual stage/terms, and requirements to internal and external stakeholders. Manage contract renewals, amendments, and terminations. Resolve any contract-related problems that may arise with other parties and internally with the company itself. Read, interpret, and evaluate contract terms and conditions, assessing risks to the company and communicate findings to senior management and various departments. Implement quality control and tracking programs to meet quality objectives; and monitor adherence to rules and procedures. Conducting readiness and due diligence activities toward the execution of contracts Conducting continuous quality improvement and compliance resolution activities Requirements 3-5 years of relevant experience. Multifamily apartment experience will be a plus. Experience with Yardi, Entrata, DocuSign or other property management accounting software. Strong working knowledge with Microsoft Excel, Word, and Outlook. Strong organizational and time management skills Ability to review, track and approve project budgets and contractor payment applications. Ability to identify, manage and mitigate risk issues. Excellent communication, negotiation, and interpersonal skills Must demonstrate attention to detail and possess a strong ability to set strategic priorities. Excellent verbal and written communication skills. Strong analytical and problem-solving skills. Ability to work independently and as part of a team.
