Role Overview We are seeking a motivated and Commercial Real Estate Advisor to focus on identifying and acquiring real estate investment opportunities for our third-party clients. This remote role offers unique benefits, including a dedicated state or region with no internal competition, direct mentorship from the company President, and strong support from marketing, operations and administrative teams. This position requires an entrepreneurial mindset and offers high earning potential in a 100% commission-based structure. Key Responsibilities As an advisor, you will:

Source and Secure Acquisition Opportunities:

Identify and develop a pipeline of properties suitable for acquisition by our third-party clients.

Leverage Technology and AI:

Utilize CRM systems, data analytics, and AI-driven property insights to efficiently identify and evaluate acquisition targets.

Relationship Building:

Develop and maintain strong relationships with brokers, property owners, and key industry stakeholders to generate high-quality leads.

Market Analysis:

Conduct in-depth market research and property evaluations to assess acquisition viability, leveraging AI-driven insights and analytics tools.

Pipeline Development and Management:

Maintain and update acquisition pipelines in CRM systems to ensure effective follow-ups and data accuracy.

Collaboration:

Work closely with underwriting and acquisitions teams to support deal evaluation and provide insights on potential acquisitions. Travel for

Site Visits:

Visit potential acquisition sites as needed to conduct assessments and build on-the-ground relationships.

Advisory Services:

Strong ability to assess property values, market trends, and potential returns, supported by AI-based analysis tools.

Tech-Savvy Approach:

Proficiency with technology platforms such as CRM systems, property databases (e.g., CoStar, LoopNet), and AI-enhanced analytics tools.

Negotiation Skills:

Ability to effectively negotiate deal terms with property owners and brokers.

Problem-Solving and Initiative:

A proactive approach to overcoming challenges in sourcing and closing deals. Attention to

Detail:

Strong focus on documentation accuracy, property research, and market analysis. Qualifications 2+ years of experience in real estate business development, acquisitions, or sales. A strong existing network within the commercial real estate industry. Bachelor’s degree in business, finance, real estate, or a related field preferred. Relevant certifications (e.g., CCIM, SIOR) are an advantage but not required. Self-motivated, with the ability to work independently in a remote environment. Willingness to travel for property assessments, client meetings, and networking opportunities. Heavy Cold Calling 3 plus years of Microsoft Office Suite (Teams, Excel, Outlook, Powerpoint, etc)
