Summary:
The Director of Customer Acquisition plays a pivotal role in driving the success of our marketing and sales funnel by leading a high-impact, results-oriented team. This role is responsible for crafting and executing strategic initiatives that generate qualified leads and fuel revenue growth. As a senior leader, you will mentor and empower a team, ensuring alignment with both sales and resident qualification teams to maximize performance and return on investment. Your ability to be analytical, collaborative, and innovative will be essential to refining systems, processes, and tools. In close partnership with cross-functional stakeholders, you will build a unified approach to customer acquisition and campaign execution.
The core mission of this role is to create a scalable, data-driven, and high-performing lead generation function that supports the company’s growth strategy and contributes to a culture of excellence and continuous improvement.
Essential Duties:
Leadership & Team Management
Inspire and lead a team of lead generation and digital marketing professionals to achieve key performance goals.
Coach and mentor team members through regular 1:1s, performance reviews, and development planning.
Establish and uphold lead generation policies and procedures that reinforce a consistent and values-aligned approach.
Cultivate a culture of accountability, continuous learning, and high performance.
Strategy & Execution
Define and drive the strategic vision for all community based digital marketing initiatives across the portfolio, understanding the unique markets and needs.
Stay current on industry trends, technologies, and best practices to maintain a competitive edge.
Manage and grow relationships with lead generation vendors (e.g., CoStar, Zillow and Google) to expand reach and ROI.
Performance Optimization
Analyze KPIs, funnel metrics, and digital campaign outcomes, including property websites, to identify areas for improvement and innovation.
Maintain lead databases with a focus on data hygiene, accuracy, and usability.
Implement improvements to lead workflows that support conversion and revenue goals.
Collaboration & Communication
Partner cross-functionally with corporate stakeholders to align strategies and optimize the use of marketing technology tools.
Deliver insights and reports on lead generation performance to inform broader business decisions.
Foster open communication across teams to ensure integration of marketing, sales, and tech resources.

Education and/or
Experience:
8-10+ years of experience in marketing or sales, with at least 3-5 years in a leadership role.
Demonstrated success in building and scaling high-performing lead generation programs.
Expertise in CRM, marketing automation platforms, and analytics tools.
Exceptional leadership, coaching, and team development capabilities.
A strategic mindset with the ability to drive tactical execution.
Outstanding communication and stakeholder management skills.
Physical Requirements:
This role requires prolonged periods of sitting at a desk and working on a computer. Occasional standing, walking, and lifting.
Work Environment:
The noise level in the work environment is moderate and typical of a professional office setting. The role involves frequent use of standard office equipment, such as computers, phones, and printers.
Travel Requirements:
Periodic travel to sites as needed for visits and tours to support operational or project needs.

Salary range: $120,000-$135,000/yr If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
