Campus Facilities Manager South Arkansas College El Dorado, AR 71730
Job Summary:
The Campus Facilities Manager is primarily responsible for providing day to day mechanical, carpentry, overall building maintenance needs and related duties of the College’s residence hall and baseball stadium. Employee responsible for onsite daily reviews, general oversight and actions as needed provide fully functional facilities while also available for other on campus assistance as needed. Includes, but not limited to HVAC mechanical (Heating, Ventilation, and Air Conditioning), plumbing, electrical, carpentry, and painting. This position reports to the Director of Physical Plant and is governed by state and federal laws and institution policy and will require evening and weekend on-call hours. Employee will be required to live close enough to El Dorado to have response time of less than 30 minutes.
Salary:
Annual salary range of $40,000-$42,000 to commensurate education and/or experience. Plus, excellent benefit package.
Supervisory Responsibilities:
N/A Duties and Responsibilities:
- Primary job work locations at Howard Residence Hall and Bill Howard Baseball Stadium. Participate in construction meetings to build knowledge base prior to completion.
- Responsible for monthly walk through all campus buildings to assist in identification of area deficiencies, monitoring preventative maintenance timelines and submitting checklist to Director of Physical Plant and Vice President of Finance and Administration. As approved, work on identified areas of concern.
- Maintain, repair and monitor air conditioning systems, commercial and industrial refrigeration and air conditioning systems and combined heating, ventilation and cooling systems in the assigned facilities, or other as requested. Includes regular review and checks for filters and other mechanisms.
- Assemble, install, repair, and maintain pipes, fixtures, and other plumbing equipment used for water distribution and waste water disposal in residential, commercial and industrial buildings in compliance with code regulations.
- Assemble, test, troubleshoot, and repair electrical wiring, fixtures, control devices and related equipment in buildings and other structures.
- Perform general carpentry using hand and power tools to repair and build structures using necessary materials, such as; wood, sheetrock, roofing, painting, and glass instillation.
- Be able to handle multiple work orders on designated buildings or other needs on campus daily. Identify and implement effective course of action to complete assigned work.
- Perform basic preventative maintenance of equipment and tools. Maintain inventory on tools and parts specific to assigned trade.
- Inspect and troubleshoot facilities and buildings daily for damage and maintenance needs; recommends repairs as necessary and implements as approved.
- Records and maintains labor and material records
- Assist other skilled tradesman to complete projects that require multiple departments to work together.
- Observe safe work methods and makes appropriate use of related safety equipment as required.
- Maintain work areas in a clean and orderly condition, including securing equipment at the close of the workday.
- Learns and applies emerging technologies and, as necessary, to perform duties in an efficient, organized and timely manner.
- Perform other duties as assigned.
Skills and Abilities:
- Knowledge of the methods, practices, and safety precautions in one or more of the skilled trades.
- Ability to read and interpret blueprints, manuals, schematics, building plans, and/or work drawings.
- Knowledge of applicable EPA regulations, applicable federal, state and local laws, regulatory codes, ordinances and procedures relevant to assigned area of responsibility.
- Understand and have knowledge of occupational hazards and safety equipment and practices related to the assigned work.
- Ability to understand verbal and written instructions.
- Ability to maintain inventory on needed parts and tools for one or more of the skilled trades.
- Able to work around students and other administrative staff and personnel with effective communication and establish and maintain positive and effective working relationships with those contacted in the course of work.
- Be able to use computer to do work orders, time card and leave, training other reports as required.
- Be able to take call for evenings and weekends as needed for emergency problems or issues in residence hall and baseball stadium.
Required Education and Experience:
- The formal education equivalent of a high school diploma or GED
- Must have a boiler license or be willing to obtain one.
- Must have a current, and ability to maintain, a valid driver’s license.
Preferred Education and Experience:
- The formal education of an associate’s degree.
- At least 2 -3 years’ experience in HVAC.
Physical Requirements:
The position requires the ability to lift, carry, push, and pull heavy materials and objects weighing up to 100 pounds, or heavier weights with the use of proper equipment. Must be able to stand and walk for long periods of time. Must be able to work during different weather climates; to include hot/cold weather, rain, etc. Must possess mobility to work in and around District buildings and facilities, to operate a motor vehicle and drive on surface streets; strength, stamina, and mobility to perform light to medium physical work, to work in confined spaces and around machines, to climb and descend ladders, and to operate varied hand and power tools and equipment; vision to read printed materials and a computer screen and hearing and speech to communicate in person and over the telephone or radio.
