This role is directly responsible for the supervision of several building maintenance teams and for ensuring that all areas and equipment are maintained and operated in an efficient, safe, and reliable manner. This position has the accountability to ensure high safety, productivity, quality of workmanship, and engagement of the maintenance personnel in the assigned buildings. As the supervisor, you will set building goals and provide direction, guidance, and development of the opportunities for all maintenance employees and equipment. You will also be required to report on any ongoing or emerging issues to the appropriate team members and to ensure a timely response to all client/tenant concerns.

Supervisory Responsibilities:

Supervising a team or group of staff members Creating objectives for teams and departments Setting project budgets and deadlines Creating and managing work schedules for all team members Assisting with the hiring, interviewing, and training processes Writing forecasts or predictions for a team productivity Using strategic planning to create business and productivity goals

Duties/Responsibilities:

Overseeing the progress of all work activities Ensuring all on-site workers adhere to the health and safety regulations Implementing industry best practices and safety protocols Hiring and evaluating the performance of the on-site workers Regularly checking inventory and placing orders for building materials Ensuring all equipment is in working order and in good condition Conducting site inspections to ensure it is free from any safety hazards Ensuring the workers follow site safety procedures Handling any on-site accidents with uttermost care and awareness Maintaining an accurate attendance report of all site workers Reviewing daily work orders and suggesting any improvement measures Ensuring all emergency equipment is in place and in working order Ensuring project completion as per the set timeline Communicating the progress report to supervisor Attending any on-site meetings or events

Required Skills/Abilities:

Proficient written and oral communication skills according to skill requirements Possess strong computer skills, able to read, write, and comprehend written instructional documents Ability to function well in a high-paced and at times stressful environment Ability to add, subtract, multiply and divide into all units of measure, using whole numbers, common fractions, and decimals Ability to compute rate, ratio, and percent and to draw and interpret bar graphs Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume Ability to apply concepts of introductory algebra and geometry Proficient Microsoft Office productivity suite

Education and Experience:

High school diploma or equivalent At least three (3) years of related experience required At least three (3) years of maintenance supervisor experience in directing operation and maintenance of assets Maximo/Work Order Computerized Preventative Maintenance System Experience Exceptional Communication skills.

Physical Requirements:

Prolonged period of standing, bending, reaching, and working with hands Prolonged periods of sitting at a desk and working on a computer Occasional periods of prolonged exposure to loud noises Ability to lift up to 50 pounds at times Ability to stand, walk, and reach with arms and hands as necessary Ability to hear and see to position and safety requirement levels Occasional exposure to elements such as heat, cold, noise, dust, dirt, and chemicals

Must be able to successfully pass as required a federal, state, or local government’s background investigation
