Facilities Manager This Is What You’ll Do:

Manage the maintenance needs of donor centers by managing vendor operations, including security, general maintenance, sprinkler, fire extinguisher, lighting, plumbing, electrical, recycling, etc. for all Octapharma Plasma donor center locations. Periodically visit active donor centers and work with center management to identify facilities issues, capital planning items, landlord issues, etc. and make a plan to budget for and address the identified issues. Manage all aspects of Octapharma Facilities projects including complete build outs, renovations, and relocations of plasma donation centers. Manage all aspects of major repairs, refurbishment projects, and the logistics of expansion projects. Review construction drawings for accuracy Attend bid meeting with prospective General Contractors at the job site as needed. Holds an on-site pre-construction meeting to ensure contractor, OPI, and landlord are all in agreement with what needs to be done in order to avoid any unnecessary delays in the project Participates in weekly conference calls for all active projects which include the Sr. Facilities Manager, GC, Facilities Project Manager, architect, and others as required to ensure there is a consistent flow of information between all stakeholders in the projects which identifies potential problems and delays early. Makes visits to project sites for quality control inspections and to ensure the project is on schedule. Reviews “Requests for Information” (RFI) submitted by the contractor to the architect and offers input as needed. Reviews project change orders to determine their validity. Reviews all Pay Applications from the GC for accuracy and to ensure the contractor is not overbilling based on progress and makes recommendations for payment as needed. Gets involved in unforeseen issues that arise during the project and works with the Sr. Facilities Manager, GC, landlord (if necessary), and others to find a quick resolution and keep the project on schedule while keeping costs as low as possible Attends the punch walk with the Sr. Facilities Manager or other Facilities team member to ensure the final product is up to OPI’s standards as well as maintaining consistent quality from project to project Makes sure the GC delivers a complete set of closeout documents in a timely fashion Provide periodic reports to the Sr. Facilities Manager, Director of Facilities, and attend periodic meetings with Sr. team regarding status of projects, scheduling, operating costs, new issues, productivity/accomplishments, incidents, etc. Perform site selection searches and due diligence inspections of potential sites as needed. Utilize construction management and maintenance management software to manage and document projects and maintenance issues. Assists other Facilities team members with issues and emergencies at active donor centers and construction projects as needed.

This Is What It Takes:

Minimum of five (5) years’ work experience in a facilities maintenance management/supervisory position with emphasis on buildings. Ability to work together with peers and senior management to create and foster a team approach to department success Ability to work independently and efficiently with management supervisory level skills preferred Strong organizational and prioritizing skills, and adaptability to changing priorities and multiple priorities Ability to deal effectively with people at all levels and provide excellent customer service Excellent communication, analytical, and negotiation skills College degree preferred Strong computer skills with Word and Excel required Familiar with the use of hand tools and can provide minor handyman repairs and installations as required Approximately forty percent (40%) travel as required.
