RESPONSIBILITIES :
On call 24/7 to respond to all emergency and non-emergency issues at the facility. Responsible for effective cost management associated with maintaining the facility, equipment and furnishings. Assist in developing facility operations and maintenance policies, procedures, and work instructions. Direct performance of work assignments and review work to be conducted with contractor and verify work has been completed as directed. Provide vendor escort to work area and oversee vendor while on premises. Provide direction to contractor on facility health and safety requirements prior to commencement of work. Review maintenance management system to schedule preventive and on-demand work. Develop and maintain energy management system to ensure efficient cost-effective operations. Schedule and assign contracted personnel to complete all maintenance in accordance with established intervals. Evaluate contractor performance and provide recommendations to senior management. Provide weekly reports to department heads on facility condition, assessments, project work, and specific goals for the reporting period. Maintain on hand inventory to ensure adequate materials are available to meet maintenance goals. Develop short- and long-term facility utilization plans that assure cost efficient facility operations and minimize/eliminate unplanned infrastructure and critical systems downtime. Generate work orders for timely completion of maintenance requirements. Initiate safety compliance program with contractors and enforce as necessary. Obtain knowledge of all facility Standard Operating Procedures and ensure compliance. Manage security, alarm and fire suppression/detection systems, and ensure compliance with all applicable standards and codes. Perform light maintenance to include but not limited to minor plumbing, lighting, housekeeping, and HVAC maintenance. Other duties as assigned.
