Full Job Description Description:

Greater Nashua Mental Health is looking for a Director of Facilities to join our team! The Director is responsible for the general management and oversight of Greater Nashua Mental Health (GNMH) facilities. Performs inspections, troubleshoots and manages performance of third-party vendors to contractual agreements while directing staff and participating in tasks when necessary to ensure all GNMH properties and equipment are well maintained and in safe operating conditions. Acts as primary contact for all facility related situations and manages GNMH leasing and construction projects.

Duties & Responsibilities:

Manages the routine, preventative, and repair maintenance operation, including building maintenance (energy, carpentry, plumbing, locksmith, electrical), building services (housekeeping, recycling/trash), vehicles, and grounds (roads/pathways, lawns, trees) Coordinates and manages capital projects which may include but is not limited to planning, budget development/oversight, design, construction, and communication of updates to staff and other stakeholders Works with management to optimize usage of GNMH space, coordinates swing spaces, moves, furniture deliveries and all facilities project related activities Engages and works with real estate, property management companies, construction companies, and architectural and engineering firms to assess and obtain property as needed Prepares RFPs and supervises plans, specifications and cost estimates for all internal maintenance and remodeling projects, and consults on infrastructure design and construction for larger initiatives Act as Project Manager for large construction projects Performs regular site inspections to ensure quality workmanship. Lead project meetings and if a construction manager is involved, attend construction coordination meetings as required and report to the CFO on the proceedings Coordinates inspections of GNMH properties by state agencies, insurance companies, fire, police, health and other regulatory departments Administers the work order and preventative maintenance management system (FMX) including establishing the scheduling and assignment of daily tasks Develops and maintains a preventative maintenance program within budgetary restrictions Communicates and coordinates with outside vendors, including researching and obtaining quotes for services and other facility needs; manages invoices, contracts, and service agreements Troubleshoots and repairs, when appropriate, buildings and installed systems, including plumbing systems, kitchen equipment, roofs, drains, electrical and Heating, Ventilation, and Air Conditioning (HVAC) systems Manages and oversees the management interoffice mail to all locations Updates or establishes policies and procedures as necessary to reflect best practices Participates in Risk Management Committee and other ad-hoc committees, as needed Ensures availability from personnel within Facilities for on-call emergent situations 24/7 May be required to coordinate or participate in evening/weekend hours to complete time-sensitive projects Performs other duties or special projects as required or as assigned

Requirements:
Qualifications:

Bachelor’s Degree in Facilities/Construction Management or Engineering 9 or more years of progressive experience Working knowledge of mechanical units (HVAC), electrical, grounds care, buildings, custodial care, carpentry, plumbing and safety Proficiency in work order management systems Leadership ability in work setting. Flexible, willing to learn, and anticipates the needs of self and staff Strong collaborating skills, and an ability to work effectively both independently and as part of a team Comfortable in a fast-paced environment with frequent deadlines; high energy, self-motivated and proactive Excellent communication and interpersonal skills Ability to multitask effectively, accurately, and efficiently while managing timelines and priorities Ability to read plans and drawings Strong project management experience, particularly with medium to large construction projects Mechanical aptitude Management experience Motivated by a strong work ethic and possess a great attitude Ability to problem solve and exercise judgment Proficient in use of computer and general software (MS Word, Excel, Outlook) Must possess a valid driver’s license and automobile with liability insurance in the amount required by agency policy
