Facilities Manager 4.1 4.1 out of 5 stars Horseheads, NY 14845 Facilities Manager Arnot Realty is seeking a dedicated and detail-oriented Facilities Manager to lead our Facilities Team. As the cornerstone of our facilities operations, you will be the driving force behind ensuring the seamless, efficient, and effective management of the physical infrastructure across our portfolio of properties. Your role will demand strategic vision, sharp problem-solving abilities, and the agility to navigate unexpected challenges with quick, confident decision-making. With a talent for multitasking and a knack for clear communication, you’ll collaborate with various teams and stakeholders to maintain a safe, productive, and high-performing work environment. Reporting directly to the Director of Real Estate Operations, this position is essential to the continued success and growth of the Arnot Realty team.
What You’ll Do Facilities Mastermind:
Develop proactive maintenance plans for our properties, ensuring our facilities operate efficiently, are well organized, and properly cared for. You’ll be the go-to expert for ensuring compliance with safety regulations, building codes, and environmental standards. No detail will go unnoticed on your watch.
Quality Control Connoisseur:
Implement meticulous quality control measures, ensuring that all aspects of facility operations are first class. Your keen eye will guarantee that all equipment, services, and workmanship exceed expectations.
Vendor Virtuoso:
Take charge of vendor relationships, from negotiating contracts to overseeing service delivery. You’ll maintain and create strong partnerships with vendors to maximize efficiency and resources.
Budget Maestro:
Develop and manage the facilities maintenance budget, ensuring cost-effectiveness without compromising quality. Monitor and report on facility-related expenditures and identify areas for cost-saving improvements.
Capital Improvement Captain:
Plan, manage, and oversee capital improvement projects aimed at keeping our properties in tip-top shape. Ensure that all capital improvement projects comply with building codes, safety regulations, and company standards. You’ll work closely with internal stakeholders and external vendors to ensure projects are completed on time and within budget.
Safety Hero:
Implement and enforce safety protocols. Ensure proper emergency response procedures are in place and understood by staff. Respond to facility-related emergencies, such as water & flooding, structure fires, equipment malfunctions, utility-related concerns, as well as weather-related emergencies and natural disasters.
Building Systems Champion:
Proficient management of building system data including HVAC systems, electrical systems, life safety systems, access control systems, security systems, & fixed assets. Utilize software programs to manage system information, report and track updates.
You’ll Bring Relevant Experience:
You’ve been in the Facilities Management world for at least 15 years.
Scholarly Expertise:
You’ve earned a Master’s degree, or a Bachelor’s degree with an additional 5 years of experience, in facilities management, engineering, or related field.
Leadership Skills:
Proven leadership experience, with the ability to lead, mentor, and inspire your team to achieve excellence.
Tech-Savvy:
Experience using software programs that are used for managing databases, analyzing data, project planning & completion, and communication.
Industry Insights:
Participation & membership in Facility Management industry organizations, such as IFMA, BOMA, or IREM. Thorough knowledge of the best practices, tools and equipment used in multi-family and commercial properties for maintenance and repairs.
Task Juggler:
The ability to manage multiple tasks, meet deadlines, respond to requests on a timely basis, and be flexible with changing business needs, while maintaining thoroughness and accuracy.
You Should Be Able To Lift & Carry:
Able to frequently lift, move or carry items weighing 50+ pounds.
Maneuver Properties:
Able to move about properties often including ascending/descending stairs and ladders.
Be Flexible & Mobile:
Able to bend, squat, kneel, twist and walk for periods of time while inspecting/addressing properties or equipment.
Use Tools & Technology:
Tolerate repetitive motions of the wrists, hands, and fingers.
Manage Mental Workload:
Able to leverage a solution-oriented mindset, sustain focus, decision-making, and emotional resilience under periods of prolonged stress, high responsibility, and multiple competing priorities.
Exchange Information:
Able to frequently operate electronic devices, as well as communicate with tenants, vendors, and colleagues to exchange accurate information.
Inspect Projects:
Able to observe, inspect and assess maintenance projects which includes travel to and from property locations on a regular basis.
Drive Vehicles & Operate Equipment:
A valid driver’s license with a clean driver’s history report and satisfactory background check.
