JOB OVERVIEW

The Director of Facilities Management creates and oversees an effective process to plan for and accomplish all routine and preventative maintenance for buildings and structures that support the operations of Prospect Park and the mission of Prospect Park Alliance. This includes, but is not limited to, assessing safety and other code regulations, coordinating minor repairs and renovations, and ensuring that staff have a safe, clean, healthy, and comfortable work environment. This position reports to the Vice President, Capital + Landscape Management (or Operations????), leads a small team, and will work in conjunction with representatives of NYC Parks.

ESSENTIAL JOB FUNCTIONS / KEY JOB OUTCOMES

Compile building assessments and conditions reports for identified Park buildings and site structures within Prospect Park Work with professional service providers, including architects, engineers, and NYC Parks trades representatives, to solicit, evaluate, and negotiate proposals Manage all Prospect Park Alliance-funded facility maintenance and construction vendor relationships and service contracts Ensure safety regulations and insurance compliance requirements are met for designated facilities/buildings Oversee and track warranties (labor and materials Create, review, maintain, and coordinate Fire and Safety procedures with NYC Parks Propose and track budgets and prepare interim forecasts of spending Implement and leverage technology solutions that will support the workflow of the team, measure productivity, and provide transparency of the status of work orders Serve as a liaison with the NYC Parks Maintenance + Operations team Develop maintenance manuals and manage closeout manuals for all capital projects with the support of the Design + Construction team Lead a small team currently comprised of the Facilities Coordinator and Senior Facility Maintainer Ensure the facilities team provides a strong customer service approach Participate in capital project work sessions and review capital designs for maintenance concerns Performs other job-related duties and functions as assigned

Requirements:
EDUCATION & EXPERIENCE

High School Diploma required; Associate or Bachelor’s degree in related field, a plus A minimum of 7 years of facilities experience 3 – 7 years’ supervisory experience in facilities management Experience in construction, engineering, property operation, and building management Experience with building systems, maintenance, and monitoring (including but not limited to HVAC, electrical + plumbing)

COMPENSATION + BENEFIT DETAILS
Job Grade:

2 (Senior Managerial)

Potential Salary Range:

$100,000 – 108,000 (annual gross earnings)
