Negotiation Full Job Description SUMMARY:

The Facilities Manager is responsible for maintaining UT Federal Credit Union’s physical assets while playing a strategic role in site selection for new branches and working with commercial real estate developers to support growth initiatives. This position ensures all facilities are safe, secure, and optimized for member experience and employee productivity.

Key Responsibilities :
Facilities Maintenance & Operations:

Oversee the maintenance, repair, and upkeep of all credit union facilities, including HVAC, electrical, plumbing, and general building maintenance. Manage vendor relationships for cleaning, landscaping, and security services. Develop and implement preventative maintenance programs. Ensure facilities comply with OSHA, ADA, and other regulatory standards.

Strategic Planning & Site Selection:

Collaborate with senior leadership on branch expansion plans. Conduct market research and demographic analysis to identify optimal branch locations. Assist in property negotiations, including leases, purchase agreements, and construction contracts. Work directly with commercial real estate developers, architects, and contractors to oversee new branch construction and renovation projects.

Budgeting & Reporting:

Develop and manage facility-related budgets. Track expenses, manage capital improvement projects, and ensure cost-efficiency. Prepare reports for leadership regarding facility conditions, project status, and strategic site recommendations.

Security & Safety:

Implement security measures to protect employees, members, and credit union assets. Oversee fire, life safety, and emergency preparedness programs.

PERFORMANCE STANDARDS

Meets all deadlines and is detail oriented. Ability to work with executives, maintain confidentiality of records and information, diplomacy, tact, and professionalism in actions and appearance. Fully competent in using contemporary software word processing program applications. Ability to organize job functions and work area to be able to effectively complete assignments within the established time frame. Consistently demonstrate ability to respond to changing situations in a flexible manner in order to meet current needs.

MINIMUM REQUIREMENTS

Maintains a positive attitude with employees and members, and remains flexible while focused on accepted practices, policy, productivity and effectiveness. Above-average technological skills and knowledge, including computer proficiency. Ability to maintain confidentiality. Regular and predictable attendance. Some travel out of town and on weekends is required. Some overtime is required. Promotes awareness of the credit union mission and brand statement to the credit union membership. Abides by the Service Standards established by the credit union.

QUALIFICATION REQUIREMENTS

Proven experience in facilities management, preferably within a financial institution or retail environment. Strong knowledge of building systems, maintenance practices, and commercial property development. Experience in site selection, lease negotiation, and working with developers and contractors. Excellent project management skills with the ability to oversee multiple projects simultaneously. Strong communication and leadership skills.

PREFERRED QUALIFICATIONS

: Experience with financial institution design or security systems. Familiarity with regulatory requirements in the financial services sector. Bachelor’s degree in facilities management, real estate, construction management, or a related field.

LANGUAGE SKILLS

Excellent command of the English language, oral and written. Ability to read and interpret documents, specific instructions, policy manuals, and procedure manuals. Exceptional ability to write clearly and concisely, as well as in producing written reports, correspondence, spreadsheets and graphs. Ability to speak effectively to all levels of individuals. ABILITIES

Ability to operate proficiently all equipment used in word processing. Fully knowledgeable in word processing software, spreadsheet software, as well as minor software programs. Strong planning and problem-solving skills. Knowledgeable of credit union terminology in the day-to-day communication of staff, and others involved in the credit union system. Professional appearance and telephone manner. Valid Driver’s License. Lift and carry; exerting up to 50 lbs. occasionally, and/or up to 20 lbs. frequently, and 10lbs. constantly. Physical work often requires standing, climbing, stooping, kneeling, crouching,pulling, and lifting.

MATHEMATICAL SKILLS

Ability to add and subtract two-digit numbers and to multiply and divide with 10’s and 100’s. Ability to perform these operations using units of American money and weight measurement, volume, and distance.
