OVERVIEW
This position will be responsible for Construction Management and oversight of Facilities Maintenance. This position will need to be a highly motivated team player with the skills necessary to bring the best out of everyone with whom they work to support our mission of being Best in Class operators of Convenience Retail Facilities. This person is a key member of management and will ensure all stakeholders well informed, at all times, of changes and news worthy events within the company. Construction Management – Responsible for monitoring, reporting and tracking on the progress of various Capital Construction Projects, Programs and other strategic initiatives. Will coordinate with external and internal teams to ensure projects stay on track with key metrics (notably time and cost) through regular status updates and analysis. These projects range from smaller facility upgrade projects to full Convenience Store builds and rebuilds. Work with the Contractors and Vendors to budget and bid projects and work with the Cap. Ex. Committee to gain approval and set course for all construction. Coordination with Internal and External Stakeholders to identify potential facilities issues, during and after projects, and facilitate timely corrective actions as needed Maintenance – This position will direct the Facilities Manager in all activities associated with maintaining our company operated owned and operated facilities as well as company owned equipment at dealer owned or operated facilities. A key task will be to ensure that maintenance projects stay on track with heavy emphasis on the design and implementation of systems and processes to streamline and support business initiatives. Direct key personnel and technicians (on-staff and contractors) to reduce occurrences of equipment breakdowns, enhance timely repairs and drive efficiency. Develop review strategies for equipment and facilities to determine proper life expectancy standards and work with the Cap. Ex. committee to budget, when possible, to facilitate non-emergency replacement of equipment. Provide regular updates of facility maintenance needs and condition to key stakeholders. Environmental Implementation & Compliance – This position will interact with key personnel dedicated to protecting our environment from contamination by controlled products such as motor fuels. This position will work with our Environmental Manager and provide staff to complete the required environmental maintenance to maintain compliance. Ensure regular training of all levels of personnel in key environmental areas. Additionally provide training and guidance for technicians (on-staff and contactors) to maintain our best-in-class environmental operations standards.
RESPONSIBILITIES
: Oversee of the maintenance department and personnel. Assist with recruiting and hiring service technicians and other maintenance personnel Manage maintenance and supply inventory to maximize efficiency, control costs and reduce waste. Work with all levels of management and personnel to ensure that maintenance issues problems are being handled in a timely manner Works with the training manager to develop helpful job aids and training documents. Ensure compliance with all regulatory agencies Ensure compliance with Company policies and procedures. Coordinate and attend vendor meetings as needed to ensure timely and efficient completion of projects Maintain a directory of project timelines, bids, budgets and progress reports Managers projects to completion including final punch lists, warranty registrations and follow-throughs. Ensure elevated levels of customer satisfaction through excellent service. Provide facility support and oversight to keep outstanding interior and exterior store conditions Handles difficult personnel situations directly, using appropriate discretion, HR advice, and respect for the individual. Maintain the ability to adapt to ever-changing circumstances in a fast-paced environment. Be a shining example of integrity, efficiency and high performance. Responsible to respond to critical issues and coordinate critical business activities at any time, on call 24/7.

IND123OH BASIC QUALIFICATIONS
Prior proven experience in project management and/or implementation. 1 year of proven experience directing delivery of large projects and/or programs. 1 year of proven experience presenting and reporting on project and/or program plans to appropriate stakeholders, executives and senior management. 1 year of proven experience working with contractors and other vendors. Proven record of establishing and maintaining relationships with individuals at various levels of an organization including peers, internal/external stakeholders, business partners, senior level managers.
