Goldelm Capital Goldelm Capital is seeking a reliable, detail-oriented Assistant Property Manager to join our team at Colonnade at Regency in Jacksonville, FL. This role is vital to the day-to-day success of our property operations, focusing on leasing, resident relations, and administrative support. We are looking for a candidate who thrives in a fast-paced environment, is solution-oriented, and is passionate about providing excellent customer service.
Key Responsibilities:
Support daily operations of the community in accordance with Goldelm Capital standards and local regulations Monitor delinquencies and occupancy to ensure leasing and financial targets are met Manage leasing activity: conduct property tours, process applications, and complete background checks Coordinate and follow up on maintenance requests and repairs to ensure timely completion Maintain accurate lease documentation, maintenance records, and financial reporting using Rent Manager software Prepare and negotiate lease agreements and renewal notices Respond to resident inquiries, address concerns, and resolve issues professionally Assist with legal documentation related to evictions or disputes Help maintain common areas and ensure safety and cleanliness throughout the community
Qualifications:
Prior experience with Rent Manager (preferred) Strong knowledge of leasing processes and property management operations Excellent organizational and multitasking abilities Strong verbal and written communication skills Proficient in conflict resolution and lease negotiation Understanding of basic maintenance coordination and safety compliance Ability to handle confidential information with discretion
