We seek a dedicated and dynamic professional to join our team as Assistant Community Manager.

Position Summary:

The Assistant Community Manager plays a crucial role in the operational and financial success of the community. Working closely with the Community Manager, this position assists in overseeing daily operations, with a strong focus on leasing performance, resident retention, rent collection, administration, and providing outstanding customer service. The Assistant Community Manager helps ensure the community meets its financial goals and maintains high standards of resident satisfaction and property appearance.

Key Responsibilities:
Leasing & Marketing:

Assist with all aspects of the leasing process, including greeting prospective residents, touring the community, processing applications, and preparing lease documents. Contribute to marketing efforts to attract new residents, including outreach marketing, managing online listings, and social media engagement. Maintain thorough knowledge of the property, competitors, and market conditions. Ensure model apartments and tour paths are immaculate.

Resident Relations:

Foster a positive community environment through excellent resident relations and responsive communication. Address resident concerns and requests promptly and professionally, striving for effective resolution. Assist in planning and executing resident events and activities. Enforce community rules and regulations consistently and fairly.

Financial Operations:

Assist with rent collection, post payments accurately, and manage delinquency according to company policy. Process resident move-ins and move-outs, including deposit accounting and final statements. Assist the Community Manager with tracking income and expenses, contributing to budget adherence. May assist with processing invoices for payment.

Administrative & Reporting:

Maintain accurate resident files and records in compliance with company policies and regulations. Prepare and distribute resident notices and communications. Assist in generating weekly and monthly reports on leasing traffic, occupancy, availability, delinquency, and market conditions. Manage the lease renewal process under the direction of the Community Manager.

Team & Property Support:

Support and assist the leasing team to achieve leasing goals. Assume responsibility for community operations in the Community Manager’s absence. Conduct property inspections (move-in/out, routine site walks) to ensure aesthetic appeal and identify maintenance needs. Collaborate effectively with the maintenance team to ensure work orders are addressed efficiently.

Compliance:

Ensure all activities comply with Fair Housing laws and other relevant local, state, and federal regulations. Adhere strictly to all company policies and procedures.

Qualifications:

High School Diploma or GED required; Bachelor’s or Associate’s degree preferred. Minimum 1-2 years of experience in residential property management, leasing, or a related field (hospitality, sales). Previous Assistant Manager experience is a strong plus. Proven ability in leasing, sales, and achieving closing ratios. Strong customer service orientation and excellent interpersonal skills. Proficiency in property management software (e.g., Yardi) is highly desirable. Proficiency in Microsoft Office Suite (Word, Excel, Outlook). Solid understanding of basic accounting principles related to rent collection and delinquency management. Excellent organizational skills and attention to detail. Strong written and verbal communication skills. Knowledge of Fair Housing laws is essential. Ability to work weekends as required by the leasing schedule. Valid Driver’s License may be required.
