Position Overview :
A critical member of the company’s Executive leadership team responsible for planning and executing the business objectives of the divisional operational unit. Responsible for division’s P&L. Maximize profits by establishing the business plan, achieving forecasts, and ensuring customer satisfaction. Responsible for all operations of the division, including sales, production, warranty, product design, land acquisition and development and all financial metrics. Ensures the division complies with all policies of the Company and enforce all standards set for performance. Recruits, hires, and manages division personnel and ensures the division’s organizational structure is appropriate to support current and future operations. Maintain professional affiliations and enhance professional growth and development to keep current in latest issues related to industry. Responsible for setting and driving the land acquisition strategy for the market and having a deep understanding of market dynamics, financial structures, site plans, development strategies, and sales strategies to achieve a high velocity, high margin sales pace to meet financial metrics. Identifies land that comports with the strategic plan and coordinates with Land leader to ensure the acquisition, zoning and development processes are on track.
Duties and Responsibilities:
(Including but not limited to) Provide leadership, establish strategic direction and drive operations to exceed division objectives Strategically plan to ensure division has sufficient land supply to meet goals Responsible for creating and implementing AWH strategic plan for the division operations over a 3-year period, in order to achieve financial objectives. Ensure that the land pieces purchased are strategically driven taking into consideration price points, competition, targeted customer profiles and supply/demand analysis. Manage Land pipeline along with VP of Land to ensure niche land positions requiring direct contracting from owners, to include assemblage opportunities and joint venture scenarios. our major deal point issues are addressed in each transaction. Items that do not meet the ideal need to be clearly identified as issues to the division management team. Ensure that all contracts allow the division the time to perform in-depth due diligence prior to any non-refundable deposits going “hard”. Qualifications/Experience:
Bachelor’s degree in business, real estate, finance or related field from an accredited college or university required. At least 10 years production homebuilding experience and in a senior management role Master’s degree in business, finance, real estate or related field highly desirable. Realtor or Brokers license desirable, but not required. Experience working in the recruited market is preferred
Skills and Knowledge:
In-depth knowledge in all aspects of the homebuilding industry. Knowledgeable in residential real estate laws and zoning requirements, contract language and the ability to identify critical elements. Familiarity with local residential housing markets and topographical effects on development. Ability to multi-task and prioritize several tasks without compromising quality of work or mission deadlines. High drive individual with demonstrable track record of independent achievement. Proven organization skills in a high paced work environment. Strong work ethic and commitment to implementation and execution Concise writing and public speaking/presentation skills are desirable for reporting to the management team Ability to read improvement plans, formulate budgets and understand accounting principles Foster and maintain a strong team working environment Excellent analytical and problem resolution capabilities. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or business community members. Working Conditions:
Work is generally performed in a typical office environment using standard office equipment. Work is typically sedentary in nature, but some walking and standing maybe required.
