This position involves engaging with prospects, closing deals, coordinating estimates or appointments, and managing project timelines, budgets, resources, and stakeholder communications. The ideal candidate will bring a robust background in property and construction project management, with a focus on renovation, design, and maintenance projects, ensuring high-quality execution and client satisfaction. Essential Duties and Responsibilities Prospect Communication/Closing Deals Serve as the primary contact to guide unqualified leads through the sales funnel. Qualify prospects and identify the appropriate service line (e.g., renovation, design, handyman, or maintenance). Coordinate estimates, quotes, or meetings to gather additional information as needed. Nurture leads to closure and secure service agreements. Manage or delegate project coordination to the service coordinator for maintenance tasks. Stakeholder Communication Act as the main point of contact for clients and vendors, providing updates on project status and addressing inquiries. Report progress, risks, and plan adjustments to senior management regularly. Ensure clear and consistent communication among all project stakeholders. Project Planning Develop detailed project plans, including timelines, budgets, resource allocation, and risk management. Collaborate with architects, designers, and engineers to align project specifications with client needs. Conduct site assessments and feasibility studies to inform planning decisions. Project Execution Oversee and document all construction activities, ensuring compliance with plans, specifications, and quality standards. Manage subcontractor and vendor relationships to ensure timely, budget-friendly delivery. Monitor progress and adjust plans to meet deadlines and financial targets. Budget and Resource Management Prepare and oversee project budgets, tracking costs to stay within financial limits. Negotiate contracts with vendors and subcontractors to ensure agreed-upon services. Allocate resources efficiently, ensuring teams are well-staffed and equipped. Quality Control and Compliance Partner with the Lead Technical Project Manager to ensure work meets industry standards and regulatory requirements. Conduct regular site inspections to monitor quality and safety, addressing issues promptly. Implement quality control processes to exceed client expectations. Risk Management Identify potential project risks and develop mitigation strategies. Address and resolve issues to keep projects on schedule and within scope. Project Documentation Maintain thorough records, including contracts, change orders, meeting minutes, and progress reports. Ensure all documentation is organized and accessible to stakeholders. Lead & Grow Service Lines (Renovation, Design, Handyman, Maintenance) Conduct daily morning and evening team meetings to plan and review progress. Hold 1:1 sessions with team members for feedback and coaching. Assist with recruiting for additional teams as needed. Serve as the escalation point for client issues, establishing procedures to prevent future occurrences. Qualifications Bachelor’s degree in construction management, business administration, or a related field (or equivalent experience). Proven experience (3+ years) in property or project management within construction, renovation, or maintenance industries. Strong organizational and leadership skills with the ability to manage multiple projects simultaneously. Excellent communication and negotiation skills for client and vendor interactions. Proficiency in project management software and Microsoft Office Suite. Knowledge of construction processes, safety regulations, and quality standards. Preferred Qualifications Experience in property management, remodeling, and renovation construction. Holding a valid property management license. Holding a valid general contractor’s license. Prior success in sales and client relationship management within the construction or design sector.
