Asset Manager Job Description The Asset Manager is responsible for the daily management of one or more parking facilities or surface lots. This position delivers company, client and customer expectations by ensuring the location is operating in accordance to company policy and client expectations. It is also responsible for scheduling and managing the performance of the front-line workforce assigned to the location. Asset Manager Essential Duties and Responsibilities Train, coach, direct and manage all front line workforce, including supervisors, cashiers, attendants, event staff, new hires and custodian on a daily basis Maintains proper staffing levels at all times to ensure customer service and operating standards are met through scheduling and managing on-call employees within budget Directly oversees all day to day activities associated with opening, managing and closing the facility Works with Senior Operations Management, senior management and the client to ensure revenue opportunities are maximized from both a transient and contract parker perspective Ensures Accounts Receivable are collected on a timely basis and responds to corporate account requests and concerns May be responsible for reconciling and reporting daily revenue on a consolidated basis and reviews cashier reports for accuracy and completeness on a daily basis Ensures the location is operating in accordance with company policy including revenue control, equipment maintenance, proper and accurate signage and internal audit scores and ensures location has required supplies and petty cash and follows set opening and closing procedures Ensure locations are maintained at or above location cleanliness and appearance standards by reviewing Maintenance Checklists with the clean-up person and conducting Facility Condition Reviews Ensures accurate and timely completion of Critical Task List and other tasks listed on the Performance Dashboard Resolve customer service concerns that are escalated to his/her attention Document and submit Incident Forms and conducting incident investigations that occur at the locations as outlined in the company’s Incident Report Procedures Responsible for performing within company standards for Dashboard scores and results. Fill in for front line workforce during their absences Collect and deposit daily revenue Other special projects, periodic and special reports as directed by the Senior Operations Manager, senior management, property management Attend meetings with clients and respond to their special requests on an as needed basis Operate vehicles, including personal and company-owned, as needed to fulfill job responsibilities. Asset Manager Job Qualifications Bachelor’s Degree in General Business or related field Minimum of two years with operational and leadership experience in the parking or related industry, including revenue control and reporting Background in the parking industry in a supervisory role within a private operation organization Established experience in Microsoft Office Products including Word, Excel, Power Point, and Outlook Excellent oral (including formal presentations) and written communications and comprehension skills A valid driver’s license Must be able to work during nights, weekends, and holidays Must have reliable transportation and valid automobile insurance
