Director of Self Storage Operations 3.7 3.7 out of 5 stars 616 Market Street, Wilmington, NC 28401 Job Overview We’re hiring a Director of Self Storage Operations to lead and grow our expanding portfolio of storage facilities. You’ll oversee 10+ existing locations (with 3-4 added yearly), manage a team of 8+ Property Managers, and serve as a key player in shaping operational strategy and team culture. This role is ideal for someone who’s ready to lead with initiative , solve problems on the fly , and keep priorities moving with urgency and clarity . You’ll run weekly EOS (Entrepreneurial Operating System) Level 10 meetings, analyze performance data, develop and coach a high-performing team, and help bring new sites online—all while fostering an environment of excellence, integrity, and open communication. Responsibilities Oversee daily operations of 10+ storage facilities across the Southeast U.S. Lead EOS Level 10 departmental meetings, weekly owner meetings, and executive team meetings. Conduct quarterly to bi-annual site visits and walkthroughs of new acquisitions. Drive performance, consistency, and customer experience across all locations. Ensure quality control, operational consistency, and alignment with company standards. Perform competitive market research and identify areas for improvement or expansion. Set clear team expectations and follow through with accountability and support. Analyze data for rental rates, rate increases, and breakeven/pro-forma models. Communicate key metrics and operational performance to investors. Manage vendor and contractor relationships, utility coordination, and facility upkeep. Host engaging, fun team meetings that build connection and team culture. Skills & Competencies Strong time management, organization, and prioritization. Physical Requirements/Schedule/Environment Prolonged sitting and computer work in office, prolonged standing while visiting properties. Must be able to lift up to 20 pounds regularly and 50 lbs. occasionally.
Full Time:
