We are a leading commercial real estate and property management firm specializing in self-storage facilities across the southeastern United States. Our portfolio spans various states, with a commitment to operational excellence and customer satisfaction. We are seeking a dedicated and highly organized Operations Manager to join our growing team and support our storage operations.

Position Overview:

The Operations Manager will be a key leader in ensuring efficient and effective property management operations across our storage facilities. This hands-on role will oversee internal administrative processes, provide operational support to property teams, and contribute to the overall performance of our portfolio. While the role includes light project coordination, its primary focus is on optimizing day-to-day operations, supporting field and administrative teams, improving procedures, and ensuring properties are maintained to high standards. The ideal candidate brings a background in property management or operations, with excellent organizational, communication, and leadership skills. They will manage internal administrative staff, streamline processes, contribute to operational initiatives, and support the Executive Director of Self-Storage in achieving company goals.

Key Responsibilities:
Property Management Support:
  • Serve as a key operational contact for storage team members, helping to troubleshoot issues and streamline day-to-day property activities.
  • Ensure consistent implementation of company policies, procedures, and standards across all properties.
  • Monitor and support property-level compliance, maintenance schedules, vendor coordination, and customer service practices.
  • Assist in preparing operational reports and ensure property data is accurate and up to date.
Team Oversight & Coordination:
  • Manage and support the internal administrative team responsible for day-to-day operations support.
  • Set priorities, assign tasks, and ensure timely completion of operational objectives.
  • Conduct regular check-ins to maintain team alignment and ensure high performance.
Training & Development:
  • Develop and implement training programs for both new hires and current team members to enhance skills, improve performance, and align with company goals.
  • Provide ongoing support and mentoring to the internal administrative team to ensure growth and professional development.
Process Improvement & Operations Optimization:
  • Participate in and support various project improvement initiatives to streamline operations and maximize performance.
  • Work closely with other teams to gather feedback and implement best practices that lead to continuous improvement.
Project Coordination:
  • Coordinate and manage operational and administrative project tasks and deliverables and track progress.
  • Ensure that project deadlines are met and communicate any potential risks or delays.
  • Provide administrative support and manage projects and daily task related paperwork.
Reporting & Communication:
  • Create, maintain, and distribute regular management reports on key operational metrics, project progress, and team performance.
  • Provide insightful analysis to the Executive Director of Self Storage and Director of Revenue and Field Operations, offering recommendations for operational improvements based on data-driven findings.
Qualifications:
  • Bachelor’s degree in Business Administration, Project Management or related field preferred (or equivalent experience).
  • 3+ years of experience in operations, administration, or property management.
  • Previous experience managing or supervising administrative or field teams.
  • Highly organized with strong attention to detail and follow-through.
  • Process-oriented mindset with ability to identify inefficiencies and implement improvements.
  • Excellent verbal and written communication skills.
  • Proficiency with Microsoft Office Suite.
  • Ability to work independently in a fast-paced environment.
