Full Job Description Position Purpose:
Provide strategic direction on all procurement activities for
SI Homes General Duties and Responsibilities:
Responsible for overall operations of the Purchasing department. Maintain and enforce standardization of internal plan design, construction starts, permits, and contract processes and procedures. Ensure proper weekly load on builders (even flow). Obtain and analyze quotes, negotiate, prepare and execute production (labor and materials) contracts with various construction subcontractors and vendors. Keep job-related knowledge up to date such as environmental and energy requirements, windstorm construction, competitive items, etc. Study material and labor market trends. Perform margin analysis on all jobs to ensure profit goals are met; identify areas for controlling and reducing costs. Create and implement new or better processes for quality and cost-effectiveness; ensure policies and procedures are followed. Develop and maintain reports of requested information for management analysis. Establish and maintain subcontractor, supplier, and vendor contacts. Build a trade base to ensure no hold-ups due to construction delays and maintain an appropriate subcontractor base. Provide accurate, timely appraisals of expected changes in costs, material requirements, or other items pertinent to purchasing needs and pricing for the company. Meet departmental goals while adhering to policies and procedures. Ensure purchase orders are distributed with accurate information in a timely manner. Maintain base house costs for all plans and create a pro forma in the database. Manage the starts process and options catalog. Ensure accuracy of takeoffs and submit change requests to Corporate Estimating. Hire and manage Purchasing Staff as needed to maintain proper headcount based on current and future needs; provide consistent training and cross-training to purchasing personnel. Establish and maintain regular, written, and in-person communications with management and staff. Accurately monitor and timely submit trade rebates; pursue potential additions to current rebate programs.
OMRs and GMAs Qualifications:
Bachelor’s degree in a related field or equivalent combination of education and experience Five or more years experience in a purchasing/estimating department with a production home builder Able to effectively and appropriately lead a team of direct reports Experience conducting bid analysis and bidding procurement Advanced skills in Microsoft Excel and Word Detail-oriented; accurate in calculations Outstanding interpersonal and communication skills Dedicated team player able to multitask and see projects through to completion Strong time management skills; exemplary record of attendance and punctuality
