Purchasing Manager Build Manage LLC Cape Coral, FL 33991 Company Overview We are a residential construction company building 100+ homes annually in Southwest Florida. We are seeking a highly motivated and experienced Purchasing Manager to join our growing team and help scale our operations through strategic vendor relationships and procurement excellence. Job Overview The Purchasing Manager is responsible for leading and executing procurement strategies to ensure the timely and cost-effective acquisition of materials and trade services. This role focuses on vendor negotiations, cost control, vendor accountability, and process optimization within our residential construction projects. Key Responsibilities Ensure company has the best contractors available for each jobsite. Ensure “Deep Bench” to facilitate timely construction and the highest quality standards. Maintain a thorough understanding of the industry for the specific major category being sourced. Facilitate value engineering involving suppliers, trades and customers. Own improvement of the division’s cost per sq foot for specified spend categories. Negotiate and question pricing and legitimacy of EPO’s. Review all extra EPO’s to verify within accordance of approved take-offs, scopes of work, proper reason codes utilized, and work with Expeditor to resolve issues as they arise. Collaborates with other departments and leadership to identify and develop needs and requirements for equipment, materials, products, and acceptable substitutions. Ability to learn and develop proficiency in our back-office systems such as BuilderTrend, etc. Resolves grievances with vendors, contractors, and suppliers. Performs other duties as assigned.
Required Skills/Abilities:
Excellent time management skills with a proven ability to meet deadlines. Excellent verbal and written communication skills, with proven negotiation skills. Excellent interpersonal and customer service skills. Significant knowledge of the residential homebuilding industry. Undergraduate degree or comparable hands-on residential purchasing experience. Highly proficient using Microsoft Excel and Outlook. Demonstrated project management skills, capable of managing multiple projects throughout the Florida market. Strong analytical and problem-solving skills. Ability to prioritize tasks and to delegate them when appropriate.
Education and Experience:
Bachelors Degree or commensurate professional experience. Three or more years of experience in related purchasing management role.
Supervisory Responsibilities:
Hires and supervises a staff of up to 2 employees. Oversees the daily workflow and schedules of the department.
