Director of Purchasing –

Homebuilder/Construction Position Overview:

The Director of Purchasing will oversee and manage the procurement process for materials, supplies, and services required for residential construction projects. This leadership role is responsible for ensuring the timely acquisition of quality materials at competitive prices, maintaining strong relationships with vendors, and ensuring that the client’s construction projects are completed on time and within budget. The Director of Purchasing will work closely with project managers, estimators, and senior management to streamline procurement processes and support the overall goals of the homebuilding organization.

Key Responsibilities:
Strategic Procurement Management:

Develop and implement purchasing strategies for all construction-related materials, supplies, and services. Lead the procurement team to source materials for residential projects, ensuring cost-effective solutions while maintaining quality. Negotiate contracts and pricing agreements with suppliers and vendors. Establish and maintain strong relationships with key suppliers and manufacturers.

Budget Management and Cost Control:

Collaborate with the finance and project management teams to establish and manage purchasing budgets for each project. Ensure materials are procured within budget while meeting the required quality and delivery timelines. Continuously seek opportunities to reduce material costs without sacrificing quality.

Inventory Management:

Oversee the control of materials inventory, ensuring an efficient flow of supplies to construction sites. Track and manage material usage to minimize waste and avoid overstocking. Implement inventory best practices to reduce costs and prevent material shortages.

Vendor and Supplier Relationship Management:

Develop and maintain a network of reliable suppliers and vendors for materials, tools, and subcontracted services. Monitor vendor performance to ensure quality, on-time delivery, and adherence to contractual terms. Resolve any vendor or supply chain issues quickly and efficiently.

Collaboration and Communication:

Work closely with project managers, estimators, and senior management to forecast material needs and align purchasing decisions with project timelines. Ensure clear and timely communication with all stakeholders about material availability, delivery schedules, and changes. Provide regular updates on purchasing status, budget adherence, and any potential delays or issues.

Compliance and Quality Control:

Ensure all purchasing activities comply with company policies, industry standards, and legal regulations. Oversee quality control measures to ensure materials meet construction standards and safety requirements. Review and approve material specifications for all projects, ensuring adherence to design and building codes.

Team Leadership and Development:

Lead, mentor, and develop a high-performing purchasing team. Provide training and professional development opportunities to ensure team members stay current with industry trends and best practices. Foster a collaborative and productive work environment.

Qualifications:

Bachelor’s degree in Business, Construction Management, Supply Chain, or related field (preferred). Minimum of 8-10 years of experience in purchasing or supply chain management within the construction or homebuilding industry. Strong negotiation, communication, and interpersonal skills. Demonstrated ability to manage multiple projects and priorities in a fast-paced environment. In-depth knowledge of building materials, construction methods, and industry standards. Strong leadership and team management experience. Proficiency in procurement software and Microsoft Office Suite (Excel, Word, etc.). Ability to analyze data and make informed purchasing decisions based on project needs and budget constraints.

Working Conditions:

Full-time position. Occasional travel to job sites or supplier facilities may be required. Office-based with potential site visits to monitor material use and delivery.
