President Position Summary:

The Director of Purchasing is responsible for overseeing all procurement activities across residential construction projects, ensuring materials and subcontractor services are sourced efficiently, cost-effectively, and delivered on time. This role leads the negotiation and management of vendor agreements, standardizes pricing across communities, and ensures product specifications align with quality, budget, and build schedules. The ideal candidate brings deep industry knowledge, strong vendor relationships, and strategic leadership in supply chain management specific to homebuilding.

Key Responsibilities:

Develop and implement purchasing strategies that support construction schedules, cost targets, and product quality standards. Lead vendor and subcontractor negotiations, contract management, and long-term supplier partnerships. Oversee material takeoffs, bid packages, and contract award processes for all new communities and phases. Evaluate supplier performance, pricing consistency, and cost-saving opportunities regularly. Collaborate with estimating, construction, and design teams to ensure alignment on scopes of work and material standards. Monitor commodity pricing trends, lead times, and supply chain risks that may impact project budgets or timelines. Ensure accurate and timely purchase orders, change orders, and invoicing workflows. Build and mentor a high-performing purchasing team, promoting continuous improvement and accountability. Maintain compliance with local building codes, safety regulations, and corporate procurement policies. Implement systems and tools to track procurement KPIs, supplier metrics, and cost variances.

Qualifications:

Bachelor’s degree in Construction Management, Supply Chain, Business, or related field. 7+ years of purchasing or procurement experience in the homebuilding or construction industry, including team leadership. Strong understanding of residential construction materials, scopes of work, and vendor pricing structures. Proficiency with construction and purchasing software (e.g., BuilderTREND, BuildPro, NewStar, or similar). Proven negotiation and contract management skills. Excellent analytical, communication, and organizational skills. Ability to manage multiple projects, priorities, and timelines in a dynamic, fast-paced environment.

Job Type:

Full-time Pay:

$115,000.00 – $130,000.00 per year
