Retail Leasing Coordinator 3.8 3.8 out of 5 stars 387 Park Avenue South, New York, NY 10016 Retail Leasing Coordinator Job Overview Assists the retail leasing department with leasing and marketing activities and ongoing management of tenants within the portfolio. This position helps create and manage various portfolio reports, perform comparative analysis, build and maintain relationships, and assist with both on-site and off-site showings and meetings. Additionally, this position handles administrative tasks such as meeting coordination, file maintenance, phone and email inquiries, etc. Responsibilities and Duties Assists with negotiations for new leases, amendments, renewals, relief, terminations and other related agreements Maintains the following spreadsheets; retail leasing comparables, lease expirations, executed lease tracking, VTS reports, rent maps, retail exclusives Creates and maintains various comparative analyses in Excel i.e. comparative analysis, NPV studies, breakeven analysis, commission calculations, etc. Creates New Lease Proposals, Signed Lease Summaries, Lease Approval Memos, compiling market data, leasing assumptions, budgets, etc. Coordinate with finance department on lender requirements, lender approvals, SNDAs, estoppels, and providing general lease information and leasing updates Acts as retail leasing liaison between multiple departments including management, construction, legal, collections, residential leasing, and marketing Work with brokers on executing exclusive agreements, commission calculations, and marketing brochures Process retail leasing invoices and manage contract payments (commissions, architect fees, consulting services credit checks…etc.) Upload terms for leases (new leases and renewals) into VTS and MRI Maintain and update TFC website and CoStar with all active listings Maintain relationships with existing and prospective tenants and assist in answering questions, providing plans, space specs and the like Memo preparation and distribution Handle showings on spaces being marketed internally, grant access to tenant’s engineers, architects, etc. Outreach to potential tenants and answer inquiries for spaces being marketed internally Draft letters of intent for potential tenants for spaces marketed internally Maintain activity tracker spreadsheets and create Powerpoint presentations of leasing updates to present to team for spaces marketed internally Review and monitor data on Happy or Not terminals and write internal quarterly and annual summaries Create content and manage Instagram, Google, and website for a café brand in portfolio Communicate customer feedback and reviews for café brand with the operator, review café sales and coordinate for operational changes requested by ownership Recommend floorplan reconfigurations to increase value of vacant space and coordinate with architects to draft new plans and obtain new square footages and dimensions Attend new development meetings and communicate retail space requirements to construction Photoshop / adobe for marketing and lease exhibit purposes, marketing flyers and presentations. Coordinate formal delivery of lease documents, file hard copies, and scan electronic copies Maintain hard copy & electronic files- including filing, scanning, creating new files Coordinate meetings, site visits, site/premises access Qualifications Bachelor degree in real estate, finance, or related field of study Detail oriented Excellent Excel and analysis skills Efficient with time management Efficient with multitasking Excellent customer service skills Desire to learn Compensation $80,000-$90,000 Benefits Medical Insurance Dental Insurance Vision Insurance Paid Time Off 401(K) EEO Statement TF Cornerstone is an Equal Opportunity Employer.
