The Project Manager is responsible for the overall project profit and loss, planning and scheduling, resource allocation, project accounting, cost control, providing technical direction, ensuring compliance with quality and safety standards, manage all field activities and responsible for coordinating effort of all subcontractors.

Superintendent Duties:
Attend hand-off meeting/Review Bid Specifications/Review Major Purchase Orders Review estimate, schedule of values & create budget and project plan. Create Project schedule for work breakdown structure for the project and maintain plan. Prepare an organization chart of project staff and prepare a schedule for manpower requirements. Input info to schedule/maintain & monitor schedule/update (build schedule w/construction manager. Track schedule activities (as build) that affect Atlas progress Prioritize activities with Superintendent and review progress daily with Superintendent Prepare construction tools and equipment requirements Review, consolidate, and authorize material requests Review & authorize manpower activities (overtime, extra work, etc.) Review project progress (% completion) at least weekly with foremen/on-site staff Attend meeting construction manager/owner Negotiate claims and changes. Enforce the Extra Work Authorization Policy. Send notices on all issues affecting Atlas’ progress in accordance with contract terms. Price change orders (with estimator if needed) Accurately update Atlas’ management on progress and issues affecting Atlas. Monitor budget weekly. Identify problems, out of scope work, out of sequence work, and mitigate issues on site OR call for help. Supervise and coordinate all sub-contractors field activities and safety compliance, along with quality and workmanship, and all administrative activities including financial and accounting, including time sheets. Ensures compliance with health and safety, environmental, fire protection programs and labor relations. Prepare and submit progress billings to client. Review and approve related subcontractor and vendor invoices. Prepare, quote and negotiate contract changes with client. Seek management guidance for major impact analysis including schedule slippages, delay in submittal approvals, access to work areas, etc. Lead project close-out requirements including training, O&M Manuals, final change orders, substantial completion notice, warranty letters, retention submittals, project completion date notice and lien notice period identification.
Experience:
A four-year Bachelor’s degree in Construction Management. A post graduate degree in construction management is an added advantage. Minimum 5 years of experience in construction projects. Excellent communication skills. Good understanding of systems. Thorough knowledge of legal issues and safety standards is essential.

Meeting / Reporting
Requirements Planning Lead turnover meeting with project supervision and PM if assigned. As PM, lead major project Kick-Off meetings with project team and develop the project plan. Weekly Report significant cost and schedule problems to Division Management for assistance when needed. Obtain and review daily timesheets and daily EWA sign-offs. Confirm daily customer signatures are being received for T&M work. Contribute to management efforts during weekly meetings to bid, plan, schedule and efficiently utilize Division resources for profitable results. Review project cost projections and recommend improvements to meet or beat budget estimates. Report significant material and tool/ equipment delivery problems to the Purchasing Manager for resolution. Report accurate percentage completion to office Keep accurate EWA logs. Monthly Provide Project Status Reports (earned hour report) for Major Projects. Provide bi-weekly status of all other projects through Division Administrator.
