Position:

Development Coordinator Gainesville Housing Authority (GHA) is committed to providing safe, affordable housing and fostering inclusive communities that promote economic self-sufficiency. GHA is seeking a dynamic Development Coordinator to support and manage the coordination of affordable housing development and capital improvement projects. The ideal candidate will have strong organizational skills, experience in project management, and a passion for community development. We are looking for someone that can:

  • Assist in planning, budgeting, and execution of housing development and capital improvement projects.
  • Coordinate with architects, contractors, consultants, and public officials.
  • Support stakeholder engagement, including resident input and community meetings.
  • Monitor and report on project progress, identifying and mitigating risks The Development Coordinator shall work under the direct supervision of the COO of Development and Facilities and the indirect supervision of the
CEO. POSITION SUMMARY

The Development Coordinator will play a critical role in supporting the COO of Development & Assets in planning, implementing, and overseeing development projects for the Gainesville Housing Authority (GHA) and Gainesville Housing Development and Management Corporation. This position requires a combination of project management, real estate knowledge, and strong communication skills to ensure the successful execution of housing development initiatives, from the initial concept through project completion.

POSITION RESPONSIBILITIES
Project Management Support :

Assist the COO of Development and Assets in coordinating and managing all aspects of real estate development projects, including site selection, feasibility analysis, design, financing, construction, and leasing.

Coordination & Communication :

Serve as the primary liaison between internal teams, external contractors, architects, engineers, and regulatory agencies. Facilitate communication and ensure timely information flow to all stakeholders.

Data & Documentation Management :

Maintain accurate project documentation, track project timelines, budgets, and milestones. Prepare reports, presentations, and status updates for internal stakeholders and external partners.

Contractor & Vendor Coordination :

Assist in the selection, coordination, and monitoring of contractors and vendors involved in development projects. Ensure that contractors meet quality standards, deadlines, and budgetary constraints.

Financial Tracking & Reporting :

Support budget management for development projects, including tracking expenses, processing invoices, and preparing financial reports. Assist with securing funding through grants, financing, or other funding sources.

Regulatory Compliance :

Ensure compliance with local, state, and federal regulations in all development activities. Coordinate the submission of necessary permits, applications, and reports to regulatory bodies.

Market Research & Analysis :

Conduct market research and analysis to identify potential development opportunities and provide insights into current housing market trends, community needs, and other key factors impacting development decisions.

Public Relations & Community Engagement :

Support outreach efforts to community stakeholders, including residents, neighborhood groups, local officials, and other interested parties. Assist in public meetings, presentations, and other community engagement activities.

Administrative Support :

Provide general administrative support to the COO of Development & Assets, including scheduling meetings, managing calendars, and preparing materials for meetings.

KNOWLEDGE, SKILLS AND ABILITIES

Ø Strong organizational and project management skills, with the ability to manage multiple tasks simultaneously. Ø Proficient in Microsoft Office Suite (Word, Excel, PowerPoint) and project management software (e.g., Microsoft Project, Trello, Asana). Ø Excellent written and verbal communication and interpersonal skills. Ø Ability to work well in a team environment and collaborate with a variety of stakeholders. Ø Knowledge of local zoning laws, regulations, and permitting processes is a plus. Ø Detail-oriented with strong problem-solving skills and the ability to manage complex tasks. Ø Ability to effectively present information, both verbally and in writing, to diverse audiences. Ø Interpreting training metrics to evaluate program effectiveness and identify areas for improvement. Ø Building positive relationships with trainers, participants, and stakeholders. Ø Experience in training coordination, program management, or a related role. REQUIRED EDUCATION AND EXPERIENCE

Ø Bachelor’s degree in Urban Planning, Real Estate Development, Business Administration, or related field. Ø At least 2+ years of experience in real estate development, project management, or related field. Experience in affordable housing development is preferred. Ø Excellent organizational and project management skills. Ø Strong interpersonal and communication abilities; comfortable working with diverse populations. Ø Proficiency in Microsoft Office, Google Workspace, and social media platforms. Ø A valid Florida Driver’s license is required and must be maintained throughout the period of employment.

PHYSICAL REQUIREMENTS

Ø Ability to travel locally for project site visits and meetings. Ø Occasional lifting of materials or equipment up to 20 pounds.
