- Condominium Projects) We are a small but growing company managing projects for condominium associations.
We seek a dedicated, organized, and proactive Project Manager to join our team. The Project Manager will work on-site from a satellite office to ensure projects are executed according to plan, budget, and contract specifications. Working with engineers, contractors, property managers, and residents requires strong communication, organization, and coordination skills.
Key Responsibilities:
- Conduct daily site inspections with the Engineers and contractors, monitor project progress.
- Review payment applications submitted by contractors and maintain accurate project cost tracking.
- Review and manage change orders submitted by contractors.
- Conduct bid analysis and assist in contractor/vendor selection.
- Prepare and distribute weekly project reports documenting project progress and status.
- Maintain and update the project schedule to ensure milestones and deadlines are met.
- Verify that materials used comply with project specifications.
- Monitor and review permit status on city websites; coordinate updates and renewals as needed.
- Lead and facilitate construction meetings with the Board of Directors (BOD), engineers, and contractors.
- Coordinate with contractors for upcoming inspections and ensure all inspection requirements are met.
- Prepare and issue resident notices about project activities on behalf of the property management office (including noise, access, and parking impacts).
- Ensure all vendor Certificates of Insurance and required city permits remain current and valid throughout the project.
- Compile and present to the Property Manager all required supporting documents for payment requests.
- Maintain thorough project documentation, including progress photos, logs of lost workdays, meeting minutes, and correspondence.
Qualifications:
- Experience in construction project management, preferably with concrete restoration or exterior building projects.
- Familiarity with condominium projects and working with Board of Directors and Property Management.
- Ability to read and interpret contracts, project specifications, and construction drawings.
- Strong organizational and documentation skills.
- Ability to manage multiple tasks and priorities in a fast-paced environment.
- Excellent communication and team collaboration skills.
- Proficiency with Microsoft Office (Word, Excel, Outlook); familiarity with project scheduling tools is a plus.
- Bilingual (English/Spanish)
