Job Description

Project Manager – Residential zoro properties 8405 North Edison Avenue, Tampa, FL 33604 We are seeking an experienced Project Manager to lead the remodel of 1000-1400 sqft entry-level single-family homes from the commencement of the project through completion. This role demands exceptional management skills to oversee the entire process, ensuring that the scope and budget align with each project’s ambitious and unique goals. An average of 3-4 residential homes simultaneously taking approximately 3-4 weeks. We are seeking professionals that have experience in the specific work listed below.

Rate:

$90-$100K per year plus bonuses. 1. Perform a key role in project planning. Our planning consists of reviewing the house and gathering information from our realtor and put a plan together that gives the most bang for the buck in the area that the house is located. At this point we attach a range for a budget. 2. Ability to complete detailed mechanical inspection of the property including electrical (electrical service, wiring, checking grounded outlets), plumbing (drains and supply lines) including kitchen cabinet layouts drawn to give to cabinet vendor. Also, must include miscellaneous measurements and the complete list of electrical and plumbing fixtures. 3. Fabricate and complete scope of work. Our detailed scope of work is derived from planning information and the detailed inspection report. These details and various measurements of the house finalize our scope of work knowing everything that is needed from demo to final cleaning. Lead negotiations with contractors to create bids (created from the scope of work) for the project needed with crews and contractors. Establishing start and finish timelines. Review and finalize bids from crews which show each part of the project in phases with expected costs. Bids will be used to track progress and make payments for phases of completed work. 5. Responsible for reviewing bids and projects w/owner and managing subcontractors’ progress against plan. Our needs would include examining crews and sub-contractor issues and necessary management to deal with matters before they cause delays to jobs. To work with current crews, hire additional crews. Discuss what is working or what changes could improve the results we’re shooting for. We do not hire independent contractors to perform each trade on a property. Instead, we hire smaller crews that do a little bit of everything because that’s what the jobs require. This entails more management but works for our needs. This experience is mandatory. 6. Communicating and scheduling with vendors. Our needs would be to deal with vendors such as: demolition and cleanout, electric service (installing or replacement), submitting kitchen diagrams for layout, appliances. Home Depot is our largest supplier and constant monitoring of the relationship is required regarding the service/pricing benefits related to our account plus how our account is doing as far as their guidelines and expectations.

we moved purchase of multiple items to them; some became problematic due to their system. 7. Communicating with the owner. Responsible for communicating and discussing what is working and what changes could improve the results we are looking for. 8. Regular inspection of construction sites. Including managing construction quality, ensuring workmanship adheres to a good standard. Ability to properly monitor sites from safety hazards. Develop and maintain project schedules and due dates. 9. Ensure that all project documentation is accurate and up to date. 10. Approve payments to contractors and suppliers, managing all financial transactions including weekly invoice processing. Track the Home Depot pro account and monitor the credit cards that are given to crews and orders placed with Home Depot and granite and kitchen cabinet vendors and payments. 11. May also include management of small improvement projects on retail/commercial centers. 12. Risk and safety project management 13. Proficiency in Word and Google Docs is a must
