Full Job Description Role Overview:
Subcontractor Coordinator plays a key role in overseeing and managing relationships with subcontractors, from initial outreach and qualification to contract execution and ongoing support. Key Responsibilities 1. Receive, review, and evaluate bids, estimates, and proposals from subcontractors for specific trades. Prepare, negotiate, and execute contracts in coordination with internal teams. 2. Research and reach out to new vendors for potential future collaboration and project support. 3. Serve as the main point of contact for subcontractors. Communicate with current vendors and assist Project Managers in resolving issues that arise during the course of a project. 4. Provide guidance and clarity to subcontractors on expectations, processes, and scope of work prior to signing a contract. 5. Verify and maintain accurate records of subcontractor licenses, certificates of insurance, and any required credentials to ensure all vendors are properly authorized and compliant. 6. Collaborate with Project Managers to help plan and coordinate subcontractor start dates, ensuring project timelines stay on track. 7. Identification of suppliers according to project requirements, maintaining an up-to-date list of approved suppliers, sourcing and authorizing new suppliers. Hard Skills Strong understanding of construction industry practices and terminology (especially in new home construction). Ability to read and interpret construction bids, proposals, and contracts. Knowledge of Florida construction licensing and insurance requirements would be a plus. Experience with Buildertrend is a strong plus. Contract negotiation and drafting. Vendor database management. Familiarity with scheduling and project coordination practices. Soft Skills Excellent communication and interpersonal skills. Strong organizational and time management abilities. Problem-solving mindset with a proactive approach. Attention to detail and an ability to follow through the task.
