This includes managing teams, budgets, schedules, and contracts, as well as coordinating with various stakeholders like architects, engineers, subcontractors, and clients on both small projects like luxury estates as well as large residential communities. The PM needs to be fully bilingual (fluent in English and Spanish) and have extensive experience in construction management, estimating, buy-outs and sub-contracting.

Key Responsibilities:
Project Planning and Execution:

Developing project plans, schedules, and budgets, and ensuring adherence to them throughout the project lifecycle.

Team Leadership:

Managing and leading project teams, including subcontractors, vendors, and on-site staff, fostering a collaborative and productive work environment.

Stakeholder Communication:

Maintaining clear and consistent communication with all project stakeholders, including clients, architects, engineers, and internal teams.

Budget and Cost Management:

Developing and managing project budgets, tracking expenditures, and implementing cost control measures to prevent overruns.

Schedule Management:

Creating and maintaining detailed project schedules, monitoring progress, and proactively addressing any potential delays or issues.

Quality and Safety Management:

Ensuring that all construction work is performed in accordance with established quality standards and safety regulations.

Contract Management:

Overseeing contract negotiations, administration, and management of change orders and other related documentation.

Risk Management:

Identifying potential project risks, developing mitigation strategies, and managing any issues that arise during the project.

Procurement:

Managing the procurement process, including bid management, contractor selection, and contract negotiations.

Site Management:

Regularly visiting project sites to monitor progress, ensure quality, and address any on-site issues.

Closeout:

Overseeing the completion of punch lists, project closeout activities, and the transition of the project from construction to occupancy.

Skills and Qualifications:
Experience:

Proven experience managing construction and development projects, including experience with mixed-use, residential, or commercial projects.

Technical Knowledge:

Strong understanding of construction methods, materials, and building codes, particularly those relevant to the Miami area.

Project Management Skills:

Proficiency in project management methodologies, scheduling software, and cost control techniques.

Leadership Skills:

Ability to lead and motivate teams, resolve conflicts, and foster collaboration.

Communication Skills:

Excellent written and verbal communication skills, with the ability to effectively communicate with diverse stakeholders.

Problem-Solving Skills:

Ability to identify and resolve complex construction issues, demonstrating strong analytical and decision-making abilities.

Financial Acumen:

Understanding of budgeting, cost control, and financial management for construction projects.

Local Knowledge:

Familiarity with local building codes, permitting processes, and other regulations specific to Miami. Understand local zoning and permitting processes: Miami-Dade County has specific regulations for construction projects, and a project manager should be familiar with these. Be aware of local weather conditions: Miami’s climate can impact construction schedules and materials, so a project manager needs to be prepared for these challenges.

Have experience with coastal construction:

If the project is located near the coast, experience with coastal construction methods and regulations is essential. Be able to manage projects in a fast-paced environment: Miami is a dynamic city with a high demand for construction projects, so a project manager needs to be able to handle a fast-paced work environment.
