Key Responsibilities:
Real Estate Strategy & Planning:
Develop and execute long-term real estate strategies to support business objectives, including the acquisition, leasing, and disposal of properties. Conduct market research to identify new property opportunities, particularly in logistics, warehouses, and distribution centers. Align real estate portfolio with the company’s expansion plans, customer demand, and operational efficiency needs.
Property Management:
Oversee property portfolio to ensure that leased and owned properties are properly maintained, compliant with regulations, and used efficiently. Manage relationships with landlords, property managers, and other stakeholders. Handle property-related issues such as maintenance, utility management, and other operational concerns to ensure business continuity.
Lease Negotiation & Documentation:
Lead lease negotiations for new sites, renewals, and relocations. Work with legal and finance teams to ensure lease terms and conditions are favorable to the company. Maintain accurate records of all leases, contracts, and real estate-related documents.
Site Selection & Acquisition:
Evaluate and select suitable locations for new distribution centers, warehouses, or offices based on logistics, cost, and business needs. Manage the acquisition process of land or buildings and ensure compliance with zoning, permitting, and environmental regulations. Management of Capital Expenditure Projects Preparing, disseminating, collecting and tracking all bids Tracking and managing all Capital Expenditure Projects, until completion
Financial Management & Budgeting:
Oversee the real estate budget, ensuring that expenditures remain within the approved limits. Monitor and optimize costs related to property leases, utilities, taxes, and maintenance. Provide financial analyses, including cost-benefit analyses and ROI projections, for real estate decisions.
Collaboration & Communication:
Work closely with senior executives and cross-functional teams (logistics, supply chain, finance, legal) to ensure real estate decisions support company goals. Communicate real estate strategies, progress, and outcomes to key stakeholders. Develop and present reports to the leadership team regarding real estate portfolio performance, risks, and opportunities.
Qualifications:
Bachelor’s degree in Real Estate, Business, Finance, or related field (Master’s preferred). Minimum of 5+ years of experience in real estate management, preferably in the food distribution, logistics, or manufacturing sectors. Strong understanding of real estate leasing, acquisition, development, and management processes. Proven experience in lease negotiations, site selection, and financial analysis. Knowledge of local, state, and federal real estate laws, zoning regulations, and compliance requirements. Strong analytical and problem-solving skills. Excellent communication, negotiation, and interpersonal skills. Ability to work independently and manage multiple projects simultaneously. Proficiency in real estate management software and Microsoft Office Suite.
Preferred Skills:
Experience with real estate in the food or logistics sectors. Familiarity with sustainability and energy efficiency initiatives in real estate. Certification in real estate (e.g., Certified Commercial Investment Member, Real Estate License, etc.).
Working Conditions:
Travel may be required to visit properties, attend meetings, and review potential sites. Occasional long hours during critical negotiations or site acquisitions.
