Full-Time About the Role We are seeking an experienced Project Manager to act as Owner’s Representative for a new condominium development in South Florida. This individual will oversee the full life cycle of the project-from pre-development through construction and closeout-ensuring that the development is delivered on time, within budget, and aligned with the owner’s vision and standards. As the key liaison between ownership and all project stakeholders-including general contractors, architects, consultants, and municipal agencies-you will protect the owner’s interests and ensure design integrity, cost control, and quality execution. Key Responsibilities Represent ownership throughout all phases of the development and construction process Lead project planning, scheduling, budgeting, and coordination from concept through completion Manage external consultants (architects, engineers, contractors, legal, etc.) to ensure timely and cost-effective execution Oversee permitting, regulatory approvals, and compliance with local building codes Review and manage contractor pay applications, change orders, and procurement processes Track and report project progress, risk, cost, and quality metrics to ownership Proactively identify issues or delays and drive collaborative solutions Ensure timely closeout and turnover, including punch list completion and warranty coordination Participate in contractor selection, negotiation, and contract management Conduct regular site visits to assess progress and quality control Serve as the primary point of contact for all construction-related communications Qualifications Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field Minimum 5-10 years of experience managing residential or mixed-use construction projects, preferably luxury condo developments in South Florida Demonstrated experience in acting as Owner’s Representative or managing projects from the owner’s side Deep knowledge of construction contracts (AIA format), processes, and permitting in Florida Strong organizational, negotiation, and leadership skills Ability to manage multiple priorities across various stakeholders Proficiency with scheduling software (e.g., MS Project, Primavera) and budget tracking tools Entrepreneurial, proactive mindset with strong accountability and integrity Preferred Skills Familiarity with South Florida zoning, permitting, and building code regulations LEED/AP or PMP certification a plus Experience with high-rise construction and coastal development challenges Compensation & Benefits Competitive salary and discretionary performance bonus Health 401(k) with company match Generous PTO and paid holidays Professional development support and advancement opportunities About the Project You will be managing a high-end, multi-unit condominium development in a prime South Florida location.
