The Senior Director of Global Workplace Financials and Project Delivery is a critical leadership role on the Global Real Estate and Workplace (GRW) Senior Leadership Team, responsible for establishing the strategic direction for project execution and financial stewardship. Reporting to the Vice President, Global Real Estate and Workplace, this individual will drive continuous improvement, innovation, and consistency across global regions, ensuring alignment with corporate objectives and effective stakeholder engagement. The role involves people management responsibilities to achieve operational excellence, requiring the individual to be a skilled collaborator who avoids working in silos. It is essential that the leader in this role is an effective communicator who seeks to drive clarity and engagement and that he or she provides visionary leadership and direction to the team inclusive of setting clear performance expectations, fostering professional development, and maintaining a high level of team engagement and morale. This person will cultivate a collaborative team culture, ensuring that all team members are motivated, empowered, and aligned with the company’s mission and values. The ideal candidate must be adept at problem-solving, with the ability to proactively identify and implement solutions rather than merely highlighting issues. Strategic Leadership:
Lead financial planning and strategy, analyzing and reporting on financial performance in collaboration with Corporate Finance. People management responsibilities for team of 8 TCCC employees and multiple other contract employees with an emphasis on leading, coaching and developing team members while fostering a culture of high performance and continuous improvement in a high-profile environment. Financial Investment Analysis and Decision Support Lead the end-to-end financial and strategic investment analysis decision support for GRW in partnership with VP, Global Real Estate and Workplace (real estate acquisition/divestiture financial analysis including transaction closings). Steward GRW real estate portfolio with a financial asset portfolio management approach (impacting all 3 KO financial statements and related dependencies on cash flow statement, income statement and balance sheet). Evaluate, analyze and make recommendations on Facility Investment decisions with respect to return on investment (ROI) outcomes (discounted cash flow, weighted average cost of capital, net present value, internal rate of return, payback period). Partner with Real Estate lead on financial modeling scenarios to meet business facility needs such as lease vs. buy and taking into consideration financial (currency, interest rate, asset valuation) and operational risk factors. Understand implications of company cash flow statements and make recommendations as it relates to cash from operations, investing and financing including financing decisions related to debt or equity. Streamline financial operations, including business planning, forecasts, rolling estimates, and budget management. Lead annual business planning activities to align financial goals with strategic objectives. Implement internal controls and governance around real estate spend, ensuring compliance with corporate policies. Build and oversee financial models for complex real estate deals and develop strategies to manage financial risks. Collaborate with regional teams to adopt financial operations deliverables and identify innovations.
Project and Program Management:
Lead the PMO group to deliver high-quality project management support, ensuring alignment with organizational goals and effective resource allocation. Oversee the creation, development and implementation of end-to-end program management processes, including standard operating protocols, process playbooks, and guidelines and the creation of standardized reports. Monitor and report on project performance, risks, and outcomes to senior leadership and stakeholders.
Innovation and Continuous Improvement:
Drive continuous improvement by standardizing processes across the portfolio and incorporating best practices. Utilize data and service team KPI results to identify areas for improvement and develop scalable solutions. Work with the data and technology team to create, ensure the accuracy of, and maintain dashboards for better insights and decision-making. Conduct external research and identify leading practices to enhance workplace project and financial operations. Find ways to make processes and ways of working simpler, faster, and better.
Communication and Stakeholder Engagement:
Effectively communicate with diverse stakeholder groups, including senior executives, project managers, and cross-functional teams. Present financial strategies and operational plans to senior leadership for approval. Foster cross-cultural communication and collaboration to ensure clarity and alignment on project goals. As necessary, work to create necessary material(s) for Business Partnership and Strategy Leads for stakeholder meetings that identify and recommend solutions to operational, project specific and strategic challenges.
Qualifications & Requirements:
Experience in evaluating complex financial transactions, including investment analysis, capital allocation, and financial modeling to support strategic decision-making International and/or multinational organizational experience. Bachelor’s degree in Business Administration, Finance, Project Management, or a related field; master’s degree, MBA or CFA strongly preferred. Minimum of 10 years of experience in project management with proven leadership in a global PMO or similar environment. Strong understanding of project management methodologies and best practices (e.g., PMP, PRINCE2, Agile). Proven experience leading design and financial projects from concept to completion. Highly self-motivated with strong strategic thinking and analytical skills. Ability to collaborate effectively with cross-functional teams and manage external partners. Experience in standardizing processes, developing playbooks, and creating standards. Proven track record of building and leading high-performing teams. Demonstrated ability to define, set expectations, and execute multiple concurrent projects simultaneously. Comfortable managing ambiguity and operating effectively with imperfect information. Service-oriented with strong influence and negotiation skills. Experience managing multinational direct and dotted line reports. Cultural sensitivity and ability to collaborate comfortably across functions. Strong listening skills and a thoughtful communication approach to foster understanding and effective collaboration.
