Buckhead, Georgia (on-site) Job Summary A Unit Turn Project Manageroversees the planning, execution, and completion of apartment renovation projects, ensuring they are completed on time, within budget, and to the required quality standards. This role is responsible for managing all aspects of apartment renovation projects, from initial planning and budgeting to coordinating contractors, vendors, and property staff. This role ensures renovations enhance property value, meet resident expectations, and comply with building codes and regulations. The coordinator acts as a liaison between property management, tenants, and renovation teams to deliver high-quality outcomes in a timely manner.

Key Responsibilities Project Planning and Management :

Develop renovation schedules, budgets, and scope of work for apartment units or common areas. Source and procure materials, ensuring cost-effectiveness and quality. Coordinate with designers, community leadership, and residents for project specifications when needed. Schedule, attend and present at resident selections meetings.

Team Leadership :

Hire, train, and supervise renovation teams, including labor, tradesmen, and cleaners. Foster a culture of accountability, safety, and quality among project teams. Resolve escalated issues, such as contractor disputes or budget overruns. Maintain timelines to ensure deadlines are hit.

Contractor and Vendor Coordination :

Hire, supervise, and manage contractors, subcontractors, and vendors (e.g., plumbers, electricians, painters). Negotiate contracts and ensure adherence to terms and timelines. Conduct site inspections to monitor progress and ensure work meets standards.

Resident and Stakeholder Communication :

Notify tenants/property managers of renovation timelines, potential disruptions, and safety protocols. Address resident concerns and ensure minimal inconvenience during renovations. Provide regular updates to property managers or owners on project status.

Budget and Cost Management :

Track project expenses and ensure adherence to approved budgets. Approve invoices and manage payment schedules for contractors and suppliers. Identify cost-saving opportunities without compromising quality.

Compliance and Safety :

Ensure all renovations comply with local building codes, zoning laws, and safety regulations. Enforce safety protocols on-site to protect workers, residents, and property.

Quality Control :

Conduct final walkthroughs to verify work meets design specifications and quality standards. Function test electrical, appliances, cabinets, doors, plumbing etc. Address any deficiencies or punch-list items before project closure.

Documentation and Reporting :

Maintain detailed records of project plans, contracts, and expenses. Prepare reports on project progress, challenges, and outcomes for property management.

Qualifications Education :

High school diploma or equivalent required; associate or bachelor’s degree in construction management, project management, or a related field preferred.

Experience :

2-5 years of experience in construction, renovation, or property management, with at least 1-2 years in a supervisory or coordination role.

Skills :

Strong project management and organizational skills. Excellent communication and interpersonal abilities to manage diverse stakeholders. Knowledge of construction processes, materials, and building codes. Proficiency in project management software (e.g., Procore, Buildertrend, or MS Project) and basic office tools (e.g., Excel, Word). Budgeting and cost estimation expertise. Problem-solving skills to address unexpected project challenges.

Other Requirements :

Ability to work flexible hours, including evenings or weekends, to meet project deadlines. Physical ability to visit job sites, climb stairs, and inspect work in progress. Valid driver’s license Work Environment Combination of office work (planning, budgeting, communication) and walking around a large campus to visit unit sites. May involve exposure to construction sites with dust, noise, and varying conditions. Fast-paced role requiring multitasking and adaptability to changing project needs.
