MAJOR ACCOUNTABILITIES

Coordinate with the Sr. Director of Capital Projects in implementing long-range Capital Improvement Plans (CIPs) aligned with organizational goals and facility master planning, serving as the Operations Division liaison with other internal divisions. Assist in the development and execution of long-range capital improvement plans (CIPs) aligned with organizational goals and facility master planning. Analyze existing facility infrastructure and future growth needs to support project prioritization and planning. Coordinate between Capital Projects and internal stakeholders to communicate timelines, resource impacts, and coordination requirements. Gather and communicate operational feedback to inform project prioritization and phasing. Conduct regular inspections of the facility and work areas and report any safety hazards, needed repairs and suggested improvements to the Chief Operating Officer. Assist in developing specifications and bid documents for procurement or maintenance projects, service contracts and procurement of material and supplies in accordance with guidelines established by the MCCNO. Interface with contractors, service companies and suppliers in the administration of contracts and purchase agreements. Review and assist in final negotiations of all Change Orders and Change Order requests. Review Payment Applications and Contractor’s claims. Oversee procurement processes including RFP development, bid evaluations, FF&E procurement, and contractor selection. Generate, administer, and maintain management reports for current and future building projects to ensure that all stakeholders have access to the most current information. Prepare and distribute reports, including but not limited to Cost, Project Time, Monthly Status, Cash Flow, Daily Log and Meeting minutes. Assist in the development and review of control schedules and track Construction Project Management (CPM) network as prepared by the contractor. Assist the Sr. Director of Capital Projects and Chief Operating Officer in developing the annual budget relating to capital projects and expenses and assist in managing related cost controls to ensure the efficient and effective operation of the MCCNO. Prepare and manage multi-year capital project budgets, including forecasting, cost tracking, and variance reporting. Identify opportunities for grants, public-private partnerships, or other funding sources to support capital investment. Participate in strategic planning at the department level as well as the organization- wide level to identify and communicate the effective use of department resources that may contribute to achievement of organizational goals. This shall include review of current programs or processes as well as the design of future initiatives. 5%

ACCOUNTABILITIES FOR SUPERVISION

Participate in decisions related to the selection, promotion, transfer, pay and discipline of assigned personnel. Orient employees to MCCNO policies and procedures; clearly communicate job duties and responsibilities so individuals may proceed with certainty in the performance of their positions. Personally conduct or oversee training for new employees to ensure established procedures are clearly understood and followed. Monitor the work performance of assigned personnel on a continual basis, conduct effective performance appraisals, and take corrective action whenever necessary. Create a working climate in which assigned personnel are motivated to develop their skills and abilities and demonstrate by personal example the desired standards of conduct and work performance. Administer MCCNO policies in a fair and equitable manner with regard to discipline, tardiness, absenteeism or insubordination and fully document all incidents and actions taken. Computer Skills To perform this job successfully, an individual must have an intermediate working knowledge of Microsoft Word, Excel, and PowerPoint applications. Experience in AutoCAD or other drafting software application preferred. Experience Required Minimum of three years in a supervisory level position. Bachelor’s degree in Engineering, Architecture or Building Construction from four-year college or university; and six to ten years related experience and/or training in a large convention or multi-purpose facility preferred; or equivalent combination of education and experience Preferred Certification in Construction Contract Administration LEED AP and/or USGBC Certification Equal Opportunity Employer This employer is required to notify all applicants of their rights pursuant to federal employment laws.
