SUMMARY ANCHOR

Housing Development is a nonprofit organization, formed in 1968, that focuses on the development and preservation of affordable housing in the Carolina Core. Under the supervision of the Deputy Director, the Assistant Project Manager position will be responsible for providing support on prospecting, closing, and other development activities for affordable multifamily and single family home development projects.

DUTIES AND RESPONSIBILITIES

Manage real estate closing for affordable housing transactions from predevelopment through permanent loan conversion (Stabilization). Work through closing checklists to provide documents needed by lenders, agencies and investors. Preparing grant applications for submission to local, state and/or other grant allocation agencies. Preparation of documentation needed for low-income housing tax credit applications. Assist with preliminary analysis for prospective projects including market research, site evaluation and zoning. Review and update financial projections. Coordinate with the team to monitor construction progress and submit funding requests to lenders and investors. Preparation of project summaries for each transaction Compile operations reports and update the project pipeline report. Prepare sale listings for the sale of single family homes

EDUCATION AND EXPERIENCE

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential Assistant Project Manager function. 1 to 3 years of experience in real estate, lending, legal or construction College degree, HCCP or at least 5 years of experience in closely related field. Preferred experience with Low Income Housing Tax Credits and/or other HUD financing. Preferred experience with Project Management Software Excellent analytical and problem-solving skills.

TECHNICAL SKILLS

The employee will need to have strong computer skills (MS Word, Excel, PP, etc). Must have the ability to learn other computer software programs as required by assigned tasks. Adapts to new technologies. Demonstrates required skills. Keeps technical skills up to date. Troubleshoots technological problems. Uses technology to increase productivity.
