CMC Building, Inc. is a full-service construction firm with ongoing projects in NC, SC and NW Florida. We have expanded across North and South Carolina with offices in Bolton, and Raleigh, NC and Columbia, SC. CMC Building, Inc. is looking for an experienced Project Manager to lead projects in the Raleigh, NC area. The Project Manager will be responsible for the financial and operational success of your projects. Support project objectives and policies and monitor construction and financial activities. Act as needed to ensure project goals, objectives and initiatives are achieved. The primary responsibility of the Project Manager is to manage and drive projects to a successful completion through a safe work environment, quality construction and financial management. Principal Accountabilities Plans and directs activities of designated project to ensure that goals or objectives of project are accomplished within prescribed time frame and funding parameters Create and review project proposals or plan to determine time frame, funding limitations, procedures for accomplishing project, staffing requirements, and allotment of available resources to various phases of project Ensure project safety and quality is properly incorporated into job planning and execution Establish the work plan and staffing for each phase of project fully understanding project scope and potential risks. Confer with project staff to outline work plan and set goals, assign duties, responsibilities, and scope of authority Direct and coordinate activities of project personnel to ensure project progresses on schedule and within prescribed budget Generate status reports prepared in conjunction with project personnel and modify schedules and plans as required (i.e. weekly and monthly review) and prepare a monthly analysis Analyze cost and schedule problems and initiate new alternatives which will bring the project back on course, and initiate action to execute the plan. Look for and analyze items with excessive costs. Manage sub-contractors and contractual agreements and change orders. Prepare project reports for management, clients, or others clearly keeping everyone involved aware of project progress and challenges. Confer with project personnel to provide technical advice and to resolve problems Manage issues and disputes between workers, clients, and subcontractor professionally and timely. Ensure that submittals and progress payments are processed timely. Manage supervisory responsibilities in accordance with the organization’s policies and applicable laws Education – Skills – Qualifications & Experience Applicants must have at least 3 years of experience in commercial construction project management, with a bachelor’s degree in construction management, engineering or related construction experience. Must have excellent communication skills while interacting with customers, vendors and employees. Strong communication skills, effectively managing teams and project negotiations. Ability to effectively present information and respond to questions from project stakeholders Ability to understand and interpret engineering design drawings and specifications Procore experience a benefit. Ability to develop and negotiate subcontractor scopes of work Ability to form strong relationships with management, clients, and subcontractors Proficient in using Microsoft Office products. Experience with Primavera or Microsoft scheduling software.
